Built in 1938 as the headquarters of the Royal Australasian College of Surgeons' Queensland branch, the terracotta-brick Georgian Revival building on Wickham Terrace in Brisbane's Spring Hill carries its institutional origins with quiet authority — a deep dentil cornice, white-painted balustrades at rooftop level, and arched ground-floor windows that give the facade a civic gravity no amount of hospitality branding can entirely domesticate. Ovolo Hotels converted the five-storey property into The Inchcolm by Ovolo, preserving the original wainscoting and panelled walls that now anchor an interior scheme calibrated somewhere between heritage reverence and deliberate irreverence — white dado rails and coffered plasterwork set against deep teal and forest green paint, with four-poster beds in dark walnut veneer and velvet cushions in mauve and silver lending the rooms the atmosphere of a well-dressed English club that has stopped taking itself too seriously. The food and beverage spaces push that tension further. The restaurant sets bentwood Thonet chairs around white Carrara marble tops beneath pendant clusters and dramatic onyx-veined stone cladding, a large pop-art canvas providing the room's emotional punctuation. The bar pulls even harder in the opposite direction — black-painted panelling and the original arched windows are entirely overwhelmed by ceiling-to-floor botanical wallpaper from what appears to be a Timorous Beasties or similar maximalist print house, the whole room anchored by a curved black marble counter with a hammered brass arch backdrop. Thirty-eight rooms across the building make this one of Brisbane's more characterful small hotels.

It’s no wonder, really, that this heritage-listed hotel remains a much-loved Brisbane landmark. Home to 50 generous guest rooms, each dressed in their traditional best, complete with modern amenities and city views; places to politely excuse yourself to for rest and restoration. "We booked this hotel for a long weekend in Brisbane based on the attractive website, boutique branding and excellent CBD location. The heritage building itself is beautiful and the location is genuinely very convenient, but unfortunately the positives ended there for us. We arrived late in the evening and initially could not gain access to the hotel. When the night manager eventually appeared, the welcome was cold and unhelpful, and despite our luggage we were directed to one of the furthest rooms down multiple corridors without any assistance offered. The room itself was extremely disappointing. While large, it appeared not to have been properly cleaned in quite some time. Dust covered many surfaces, the carpet was dirty, the bathroom floor felt grimy underfoot, there were stains in the bathroom area, and the towel rack was broken. The towels themselves were thin and low quality, with no hand towels or face cloths provided. The bed was perhaps the biggest issue. The fitted sheet did not properly fit the mattress, there was no proper duvet cover, and the duvet insert itself had visible yellow staining and what appeared to be blood stains. The bedding arrangement consisted simply of sheets placed above and below the uncovered duvet, none of which fit correctly, making for a very uncomfortable and unpleasant night’s sleep. The advertised “continental breakfast” was also misleading. In practice, it consisted of a small table in the lobby bar area with a few apples and a jar containing what appeared to be stale nuts and dried fruit. My wife sampled it but immediately found it inedible due to how old and stale it tasted. On Saturday morning we politely asked housekeeping to vacuum, dust and mop the bathroom floor. Aside from leaving additional towels, none of this appeared to have been done, and we did not see housekeeping attend the room again during the remainder of our three-night stay. Attention to detail throughout the hotel also seemed absent. A neighbouring room’s room-service trays and dirty dishes remained outside their door from Saturday evening until our departure late Monday morning. Other issues included: * Air conditioning only with no heating option * A shower floor that felt slippery and unsafe * An unusual floor-to-ceiling mirror wall within the shower area that many guests may find uncomfortable, particularly female travellers seeking privacy The hotel bar appeared reasonably busy during happy hour with younger locals, but otherwise the hotel itself felt almost empty. Throughout our stay we only ever saw a single staff member on site at any given time, usually handling both reception and bar duties simultaneously. One interaction at the bar summed up the wider experience. When ordering two glasses of white wine, I was offered “house wine or…” before the staff member stopped mid-sentence. When I asked what the alternative was, the response seemed oddly irritated, and bottles were simply held up for me to choose from. Overall, the impression we were left with was of a hotel trading heavily on what was once probably a stylish and well-regarded boutique property, but which now appears poorly maintained, understaffed and lacking active management oversight. With proper investment, attention to cleanliness and a stronger hospitality culture, this hotel could again become an excellent place to stay. In its current condition, however, we could not recommend it."

"Our agent booked this hotel without personal experience. We were not helped with our bags up the steps. At check in were told breakfas was to be a grab and go of some description. If a full breakfast was wanted it could be taken in the adjacent hotel at additional cost. Not the breakfast we were expecting or indeed the " relaxing breakfast " as advertised on the in room TV page. This was about the only page that worked. No streaming services working. The room was given a two minute reboot which did not cure the problem. Heavily stained carpets. No heating in the room only cooling. We were moved rooms but things did not get better. We checked out next day and were happy we did."

"Disappointed im our stay. We last stayed several years ago with possibly different owners. Loft apartment air con wasn't working, sooo hot !!! TV wasn't working, no valet parking, no breakfast. Just really needs some maintenance. A shame because our last stay was 5 stars"

"During our just over a week's stay in Sydney, we moved between three neighborhoods and three different hotels. The first was a stay at the hotel at the Sydney Taronga Zoo. Then we moved to the downtown Sydney commercial and tourist area, and stayed at the Grace, where we could walk to shops and sightseeing spots. Our last couple of nights were spent at the Inchcolm Hotel, which was very enjoyable. Upon arrival, our very helpful, friendly desk clerk told us that we had been upgraded! What a surprise! The upgrade turned out to be a large room on the top floor with a main-floor living room area, a large bedroom and bathroom up a flight of stairs. The large windows provided a great view and lots of daylight. Everything was super clean and comfortable. On the first evening, after visiting the art museums, we walked around the hotel neighborhood and discovered an enjoyable restaurant in Fish Lane -- a small group of restaurants and shops. For happy hour, the hotel treated us to its signature margaritas, which was a nice touch. I chose the "Olde Pal". We would stay at this hotel again."
