PB hotel design editorial

A Regency manor house perched above the Exe estuary, with views that reach across tidal mudflats to the Devon hills beyond, gave Michael Caines the raw material for Lympstone Manor when he opened it in 2017 — his first solo venture after two decades at Gidleigh Park. The Grade II listed property, dating from around 1812, was extensively restored and reimagined under Caines's direction, its white-rendered facade and Bath stone dressings preserved while the interiors were entirely reconceived. The grounds include a working vineyard, one of the few planted in Devon, and the approach through mature parkland — glimpsed in the images alongside a large bronze sculptural piece near the forecourt — establishes the tone of considered ambition that runs throughout. Inside, the twenty-one rooms and suites carry a palette drawn directly from the estuary: deep teal velvets, soft greys, and warm champagne tones that shift between spaces. Bedrooms feature floor-to-ceiling deep-buttoned headboards in pale ivory and petrol blue, crystal globe pendants, and freestanding soaking tubs positioned to face the water. The dining room, where a bold black-and-white geometric marble floor anchors the composition, is dressed with powder blue velvet chairs and large-scale abstract paintings in oceanic greens and blues. The spa and outdoor pool pavilion, clad in cedar timber with a slate roof, adopts a deliberately contemporary register — a counterpoint to the Georgian house above that sharpens rather than dilutes the estate's character.

"We had an amazing overnight stay at Lympstone Manor. We were upgraded to an estuary facing room with lovely views and appreciated the gin tray and morning delivery of tea. We also appreciated the pantry and the availability of cake upon our arrival. All little touches which we haven't experienced before in similar hotels. The food was fabulous and the service excellent. To top everything, Michael Caines came over to us on the morning of our departure - he is obviously still very much hands on. We will return. Thank you to all the staff at Lympstone Manor for making our stay so special."

"Outstanding boutique hotel with Micheline restaurant. Location is good, the view is incredible. You can walk around their wine yard. Very comfortable rooms, good beds, nice artworks everywhere. The staff is very well trained, friendly and professional. Thank you team! Everybody working at the hotel made our stay as comfortable as possible."

"I booked this hotel expecting excellence and found our stay very disappointing. Each of the meals (Fine Dining, Pool House and 2 x breakfasts) errors were made in service. The dining room furniture was worn, while the cleanliness of the carpet in our room was lacking. There seemed to be a general need for more service staff to help things flow smoother. The hotel is in a beautiful location with incredible views of the estuary and they had nice touches, such as complimentary G&T in the room. However, I left rather deflated."

"This is a beautiful property with lovely grounds and views over the estuary. We very much enjoyed our stay in one of the very well appointed shepherds huts, which are very comfortable and equipped with everything you could possibly need, plus the bonus of coastal walks directly from the hotel. The receptionists are friendly and welcoming and the breakfast service was very good. Unfortunately the food and service at dinner in the restaurant left us totally underwhelmed and very disappointed."

"A lovely old Manor House set in a great location with super views. The staff all seemed keen to help and the food at dinner was to a very good fine dining standard albeit the waiting staff could perhaps do with a refresher on silver service, however, that said if you set yourself as a luxury hotel excellent food and scenic views are not enough. The room we stayed in was pleasant even if the layout was odd, the bath being directly behind the bed and the shower at the opposite end of the room to the hand basins and the toilet, whoever designed it was clearly not thinking practically. The outside patio area was also poorly maintained and needed cleaning which was symptomatic of a general slightly faded and a bit boring nature of the hotel and if you are going to charge top end prices you have to meet certain standards across the board which sadly it did not and having experienced other Relais group hotels this was the poorest we've stayed at (food excepted) moreover it lags behind other local 5* establishments such as Gidleigh Park or Bovey Castle I'm not saying Lymptone Manor is bad hotel, at half the price I'd probably have been giving it 5 stars but to achieve that and represent any kind of value they do need to up their game imho."
