Where a brutalist car park once swallowed an entire Marylebone block, EPR Architects raised a fourteen-floor new-build whose corner facade — a bronze lattice screen threaded with climbing foliage — has become one of the more quietly arresting pieces of street architecture London produced in 2023. The BoTree London, part of Hilton's Curio Collection, arrived on Welbeck Street with 199 rooms and suites, its exterior managing the difficult trick of feeling both permanent and alive, the metalwork catching light differently depending on the season as the greenery fills in around it. Amsterdam studio Concrete handled the interiors, and their instinct here was to fold the particular character of Marylebone — its village scale, its florists and garden squares — into every surface rather than impose a signature look. The guestrooms carry bold painterly headboard murals in loose floral forms, paired with warm oak joinery and blush leather poufs that keep the overall mood grounded rather than fussy. Downstairs, the restaurant pulls a mature olive tree through its centre beneath a timber-clad ceiling, striped velvet banquettes giving it the warmth of a long-established trattoria. The bar takes a different register entirely: a swirling terrazzo floor, jade-green curved seating, and an overhead canopy of clustered amber disc lights that gives the space the confident visual pop of a 1960s continental cafe transported, entirely successfully, to W1.

"Such a gorgeous opulent but welcoming hotel. It was perfect, from the beautiful bedroom decor and furnishings to the Jasper Conran coffee cups in the room. The staff were so friendly and helpful too. I would definitely recommend it. We didn't eat at the hotel as it was just a brief visit."

"Check in was friendly and efficient, and we were offered a welcome drink on arrival. The concierge then showed us to our room, and explained all the controls and minibar options. We received a generous upgrade to the Henrietta suite which was stunning. The decor, and fixtures and fittings are beautiful. The rooms are very quiet, even though you are within a few minutes of Oxford Street. I did not have breakfast so I cannot comment on that but everything else was excellent. Thank you for a lovely stay."

"I had a genuinely terrifying experience at this hotel, and I feel obligated to warn others. I got trapped inside the shower for nearly two hours because the door would not open. There was no gap at the top or bottom to even get air or try to maneuver my way out, and the handle was unbelievably small—barely the size of my pinky, if not smaller—making it almost impossible to grip or pull properly. What made the situation worse was the panic. Being stuck in a fully enclosed space with no way out is extremely frightening, and at one point I honestly felt like I might not make it out safely. I tried everything I could think of to open the door, including using my nails to force it open. In the process, my nails started bleeding, but that was the only way I could eventually get enough leverage to free myself. After I got out, I reported the incident to the hotel multiple times. Unfortunately, they did not take it seriously and did nothing to properly address the issue. There was no real concern shown, no meaningful response, and no effort to ensure that this wouldn’t happen to another guest. This was not just an inconvenience—it was a serious safety hazard and a deeply distressing experience. I would strongly advise others to think carefully before staying here."

"The BoTree is a unique hotel with it’s own individual style. The reception area, bar, restaurant and our bedrooms were chic, contemporary and pristine. The staff were friendly and helpful. At breakfast on both the days of our stay, it took ages for our hot drinks to arrive after we had ordered them. My husband had finished his cooked breakfast before his coffee arrived and we had to bring this to the attention of the restaurant supervisor. Also, upon checkout, we were informed that only one hot drink per person is included as part of breakfast. An additional charge was made for the second hot drinks that we had. We were surprised as we hadn’t been advised about this beforehand. The slow service at breakfast and unexpected additional charge for subsequent hot drinks, detracted from the experience at the BoTree."
