A £30 million new-build rising from a former canal-side car park in Piccadilly Basin is not the most obvious origin story for one of Manchester's most atmospheric hotels, yet Dakota Deluxe Manchester, which opened in 2019, makes a compelling case for building dark rather than bright. KPP Architects delivered a nine-storey block clad entirely in near-black brick and glazing, its facade articulated by luminous white-framed window grids that glow against the dusk sky like something between a New York loft building and a northern mill — the effect is unmistakably urban, assured, and a little cinematic. Inside, interior designer Amanda Rosa's signature palette runs deep brown, cognac leather, burnished brass, and charcoal throughout. The bar is the spiritual centre of the ground floor: long black-granite counters, rows of brass pendant tubes descending from the ceiling, and walls hung with monochrome photography create an atmosphere closer to a serious cocktail bar than a hotel lobby. The 137 bedrooms and 27 suites follow the same logic — leather-upholstered headboards, woollen throws in taupe and camel, dark timber joinery, and Venetian blinds that filter Manchester's grey light into something almost flattering. The Grand Deluxe penthouse suite claims the title of largest hotel suite in the city, a boast that the building's massing, rising commandingly above the Basin's waterways, does nothing to contradict.

"Thought after them asking about special requests, and me inputting that it was my husband's birthday as seen on many other reviews it may have been acknowledged a little, but it was not. Had to wait for coffee for 15 minutes before someone else came to ask and then got it straight away. Being woken up at 8am by the window cleaners cleaning the windows over and over again while banging. I've stayed in better hotels in the past, especially for the price you pay."

"This was our second visit to Dakota, I felt that I needed to come back as we didn't really get to appreciate the hotel fully on our first visit. We stayed in a classic room on the 7th floor which had a great view of North Manchester and the canal below and we were welcomed with a note from the management team along with some chocolates which was a nice touch. The bathroom was huge with a rain shower and also a separate bath and included Molten Brown toiletries. We were able to stream Netflix using the hotel's wifi via a Chromecast which was great. The bed was very comfortable ensuring we both got a good night's sleep and breakfast the following day was very nice. The hotel's location is great for Piccadilly and the Northern Quarter. This is particularly ideal if your stay is to watch a concert at Co-Op Live as we did in December 2025 , because you can simply jump on the tram to Etihad Campus. However, if you wish to explore Deansgate or around the Castlefield Basin area, please be advised it's a 20 minute walk or a tram journey from the hotel. The hotel does offer valet parking I believe, however we parked in Q Park Piccadilly Place which cost £16 for around 20 hours of parking. There were a couple of things which we felt could have been a bit sharper, but didn't detract from what was a lovely stay: 1) Service at breakfast seemed a little disjointed and we had to ask for condiments rather than being offered this by the server. 2) There was no hard copy of the hotel information booklet and this was only available digitally via the television system. I appreciate that this is likely to make it easier to update, however for older guests who may not be as tech savvy, this may be a problem. Overall, I am nit-picking with these points and Dakota offers an awful lot of luxury for the discerning guest at a good price if you book early, and we really enjoyed our stay on both occasions."

"We stayed one night during a weekend trip to Manchester. The hotel is lovely. Very nice decor and friendly staff. We booked a classic double which was really nice. My only complaint is that the bed wasn't very comfortable. The mattress was far too soft and both my husband and myself didn't sleep very well. It was very clean though and had a very nice bathroom with a fabulous shower. We would stay again but would maybe upgrade to a king room."
