Built in 1830 and long known as The London, this palazzo on the western shore of Lake Como carried nearly two centuries of Grand Tour longing before Neri&Hu arrived to reimagine it. The Lake Como EDITION, which opened in 2025, earns its place on this storied waterfront not by erasing what came before but by deepening it — the heritage cream-and-clay facade, with its tiered wrought-iron balconies and arched loggia, survives intact, lit at night like a stage set against the Lariano mountains. EDITION's creative directors Kirstin Bailey and Paul Haslhofer worked alongside Neri&Hu to thread contemporary restraint through the 148 rooms, 25 suites, and two penthouses, referencing Carlo Scarpa in a sculptural marble staircase and Palomba stone terrazzo floors that feel as if they've always been there. Inside the rooms, the approach is quiet and deliberate: dark walnut headboards extend into integrated nightstands, linen curtains pool at wide-silled windows framing the Alps and the lake below, and marble-topped side tables sit on faded antique-style rugs over pale oak floors — a palette that never fights the view. Outside, the lakeside pool terrace is arranged with black-and-white striped umbrellas in a cadence that suggests the Lido rather than the Alps. The terrace restaurant, softened by olive trees and climbing plants beneath a slatted pergola, confirms what the building has always promised: that this stretch of water, and the life lived alongside it, was always the point.

"When you visit a newly opened hotel, you often expect some service issues or lack of experience. However, Edition Como Lake is a wonderful surprise and sets a very high standard for a luxury hotel on Lake Como. From the first moment, the warm welcome and professional service make you feel comfortable and valued. The escort to the room is a great detail that shows true attention to the guest experience. The room with lake view was absolutely stunning, directly facing Bellagio. The location is simply breathtaking and feels like something out of Dante’s Divine Comedy – Paradise. What I appreciated the most was the peaceful atmosphere, the kindness of the staff, and the overall high-quality service. A special thanks to Jacopo, Ana, Fatima, Carlo, Martin, and the entire restaurant team for their friendliness and constant smiles. Edition Como Lake is truly a new gem among Lake Como hotels. "The location of the hotel is perfect, with an amazing view overlooking the lake. It is truly lovely to enjoy the beauty of nature and the surrounding mountains. The staff are very kind and friendly. A special thanks to Ana Fraga Vicandi, who was very accommodating to us and all the guests. The director, Moore, gave us a warm welcome, and Jacopo was very helpful in supporting our trip to Como together with my husband. The room was very clean, and the mattress was extremely comfortable. It is a great team, and we are very grateful for the experience. We hope to see you again soon!"

"As Bonvoy members, we tend to stick with Marriott properties, and while we were planning our Italian vacation, we realized that Lake Como Edition would be having its soft opening in September, so we decided to stay 5 nights while celebrating my husband's birthday. As usual, I will start with the positives: This is a beautiful hotel with a lot of greenery throughout the property; the overall aesthetics stayed true to the Edition brand. It is located in Caddenabia and a short walk away from the local ferry port "Navigazione Laghi", where you can buy ferry tickets to go to other towns and back. Since this is during soft opening, not all facilities were open during our stay, but for those that were, everything was near perfection in terms of hardware, from the bar to breakfast, gym to the pool. We booked a standard lakeview king, and we were assigned a corner room. It was beautiful, the sculptural marble archway framing the bedroom entrance and the window with the lakeview was simply an architectural masterpiece. Even though our room did not have a balcony, the french door style window opens up fully, and we were able to enjoy the view as if we had a balcony. The room has multiple windows and was able to capture ample daylight, the overall aesthetics in the room was comfortable and ozzes a sense of softness. The bathroom and shower were lined with marble, had a window with lakeview, and featured Le Labo amenities. Only single vanity, and there wasn't quite enough space for storage. The breakfast area offers a similar lakeview, where you have a choice to dine upstairs, which is al fresco, or downstairs next to the bar, which is indoor. During our stay, we dined al fresco every morning. Food selections and quality were up to standard, and they also offered a rotation of pies that a server will circle with. The gym was well stocked with new equipments, and very clean. The gym itself was of decent size. The bar was beautiful, with plenty of seats and lounging areas. There was also a pool table, which echoed the one in Miami beach that I really enjoyed. Alan, the bar manager, was friendly and hospitable. We chatted for a while as he was showing us around. The bar staff were also friendly, drinks were good, but you are paying hotel prices for it. The hotel porter, Daniel, was delightful throughout our stay. He always had a great smile on, an amazing attitude, helped us with our bags during check-in, gave us directions and recommendations in nearby towns, and helped us cross the road to catch the bus to Menaggio. The best feature of this hotel undoubtedly was the floating pool against the backdrop of the lake and mountain. You do need to cross the street to get to the entrance of the pool, then go down a flight of stairs before you reach the check-in desk. There were ample amounts of plush sun loungers with sun umbrellas that had a blue and white stripe pattern, reflecting Italian flair, and visually pleasing against the Lake Como backdrop. It was also a joy to appreciate it from our room's window/balcony. Maria and Liviu (not sure of spelling) were in charge of the pool; both were very friendly and accommodating. Here are the less-than-ideal areas we encountered, and areas of improvement: 1) During check-in, we were surprised that the hotel payment system was not ready to accept Amex. After our 5 nights stay, it was still not fixed. The reception ladies were courteous, but they were not the most familiar with the overall operation and were not ready enough. I had to ask basic questions about our stay; this information would have automatically been given to us at other properties. 2) For our first full day, there were no housekeeping services past 3 PM, I called and spoke to a lady, I wasn't sure if it was the language barrier, I got the impression that she seemed to find my request for housekeeping to be done in the morning, or at a reasonable time, just like other properties would, silly. On our second full day, the same thing happened; we purposely did not call to follow up, and upon our return at 7 PM, sure enough, there was no housekeeping done at all. 3) Throughout our stay, consistently around 7:30 AM, there were already construction and hammering noises. The motion sensor lighting in the room was a nice feature, but we found it to be a little too sensitive; even the slightest movement from the dangling bedsheets would trigger it, disrupting shallow sleepers. Our room was also a corner room, and it was unfortunately right next to a bar. Our last night was a Saturday night, and by 10:54 PM, loud chattering, laughing and screaming were clearly heard. We discovered the windows were not tightly sealed during construction, allowing sound to travel through, as well as ants. 4) One day, we asked the concierge about shoe cleaning, and the lady on duty said she would check and call the room with information. 1 hour and 50 minutes passed without any call. We saw her on our way out, asked if she had information, she said she did, and somehow she did not call as promised. She said shoe cleaning was available. We asked about the price and logistics, then she said she needed to check again. Needless to say, we were not impressed with the level of incompetence. 5) The weather during our stay was a little unstable, with some early morning showers. The pool's normal closing time is at 6 PM. There was one morning with a bit of showers in the early hour and it stopped around noon, with the sun coming back and fully out by 3 PM. I asked to go to the pool and was told the pool remained closed, quoting "weather conditions". The context here was 3 PM with a 6 PM closure. I understand if the weather looked shaky, but it wasn't the case, as you can see from the pictures attached. Based on my observation, I cannot help but wonder how aligned exactly is European hospitality to "going above and beyond" for their guests. I do wish to acknowledge Sam from the concierge, who came into the gym and checked on us, which offered me the opportunity to explain to her my concern with the pool not operating due to "weather", and she later assisted with reopening the pool. That allowed me the first time visiting the gorgeous pool, and flipped my experience around. The pool had polished wood, which was great, but the ramp was extremely slippery. I wore Hermes Oran sandals and almost tripped a few times. 6) During check-out, we asked Alessandro from Concierge about taxi arrangements. He was unfortunately not friendly at all. I have seen him around throughout our stay; he never smiled and seemed to dislike his job. Carlo, on the other hand, was very friendly and helpful. We did not have a good rest due to the aforementioned noise issue from the bar as a result of the windows not being sealed properly during construction. We spoke to Katrina, the manager on duty that day, who rectified the situation as any competent and understanding manager would, and made our departure a lot more pleasant. A stunning hotel overall, and we had a nice stay. I would be curious to see how this property performs with a few known big chains coming to Bellagio and Lake Como in general."

"When I say that everything about our stay at The Edition Lake Como was a 10 out of 10, it's not an exaggeration. The service was impeccable...every single person we encountered was friendly and went out of their way to be helpful and welcoming. The rooms are gorgeous, immaculately clean, and have all of the modern amenities you need. And the VIEW...I am not sure there is a better view on Lake Como. The location is fantastic, just across the lake from Bellagio, with the ferry about a block away. The pool is beautiful, the gym is epic, and while their spa isn't open yet, the concierge was so helpful in setting up spa services for us at a nearby resort. The food was stunning and delicious as well. The daily breakfast was something I looked forward to every day...a basket of flaky pastries, a great selection of unique and special breakfast entrees, coffee, fresh squeezed juices, and a lovely little fruit bowl. All while enjoying that VIEW! We had dinner one night as well and the food at Renzo was equally delicious. We celebrated our 25th anniversary at The Edition Lake Como and they made it so special. We will definitely be back! P.S. We were lucky enough to stay here using Bonvoy points...if you can find availability using points, I highly recommend splurging!"

"As a Bonvoy titanium member, this hotel is definitely the worst luxury hotel I have ever stayed at in the range 750-1000 euros (four seasons, St Regis, Ritz Carlton etc). Please trust me, I would not recommend you spending hard-earned money to stay here, unless you are happy to spend a lot of money on a mediocre hotel. Even if it was pre-opening stage, for 1000 euros a night, honestly I do expect perfection or near perfection. But it was far from it. Quality of the hotel was far from top quality. At this stage during the pre-opening or perhaps even the normal stage I would think it is only worth 300-450 euros max a night. Unfortunately there were quite a few problems with guest services and house keeping staff: First, while we were resting a staff knocked on our door to ask if there was anything in our room that didn’t belong to us when we checked in (which there wasn’t). An email or message would have been better. And I assume the room should have been checked thoroughly before we checked in. And half an hour later two housekeeping staff knocked on our door and about ten seconds later without waiting for us to open the door, just entered our room and asked if we requested full replenishment of toiletries. We definitely did not request them. For turndown service we requested 7pm but after we came back for dinner the staff knocked on our door at 8:45pm. By then since we were back in our room there was no need. Most luxury hotels would know when our dinner reservation is (since the hotel booked for us) and the turndown would be performed automatically while we were at dinner). Lastly we requested late check out and it was confirmed by front desk at 2pm. However at 1:15pm a staff came into our room without knocking. Regarding our welcoming drink we asked guest services through the bonvoy app if we could enjoy it in the pool, but our message was ignored in the app. The design of the hotel was beautiful, but compared to other luxury hotels the quality was not as high. I love staying at brand new hotels because I can enjoy brand new rooms, but I have never seen a hotel have so many errors for an opening hotel, even compared to 3 or 4 star hotels. The only good thing about the hotel is the pool staff, restaurant staff and the staff at the front door. They were very professional and courteous. In conclusion, Edition should not have charged such high prices knowing that the hotel is not fully completed (no spa, no lounge for titanium members, lots of logistics and communication issues). Our hotel stay would have been acceptable if the prices were fair. But I really would not recommend anyone to spend a lot of money in this hotel unless you do not expect perfection."
