Palazzo Fendi, the fashion house's Roman headquarters at the corner of Via dei Condotti and Largo Goldoni, has been a fixture of the city's most prestigious shopping street since Fendi relocated its flagship here in 2006. The upper floors were transformed into Fendi Private Suites in 2015, giving the brand's seven rooms and suites an address that no amount of hotel development could manufacture — directly above the maison's ground-floor boutique, with the Spanish Steps a short walk in one direction and the Trevi Fountain in the other. The interiors were handled by Marco Costanzi Architects, whose approach favors material richness over decorative excess: oak-paneled walls, dark walnut joinery, wide-plank flooring, and beds set against deep crimson velvet alcoves that frame curated artworks like reliquaries. A pivoting screen concealing a television doubles as a room divider in the larger configurations, separating sleeping and living zones without breaking the spatial flow. The common areas reveal a similarly edited sensibility — a lounge where a slab of Rosso Levanto marble anchors a fireplace wall flanked by Hans Wegner Shell chairs in black leather, the whole composition suspended beneath a branching brass chandelier with smoked glass globes. On the roof, a timber-decked terrace furnished with woven rattan chairs and green cushions opens across the centro storico rooftops toward the dome of Sant'Andrea della Valle. With just seven keys, Fendi Private Suites functions less as a hotel than as a private Roman apartment with a concierge — intimate in a way that scale alone cannot fake.

"The Fendi Suites are centrally located in the middle of Rome. It forms part of the Fendi luxury boutique, the Suites on the third floor, with the fourth and fifth floor comprising the Zuma restaurant. Access is through a side door, which is also the same side door for Zuma, but with private access exclusively to the third floor for the suites. There are only seven suites and so you never feel that the place is busy and there is ample room around the reception area with two lounges to relax should you be early. The suites are popular and it is a good idea, given how few there are, that you book well in advance. Early check-in is unlikely given the popularity. Each suite is adjacent to each other, situated around the outside of the building of the Fendi. As such, all have good views of either the Square or the various streets leading away from the property. When considering the location, you would expect the rooms to be quite noisy, but in reality they are surprisingly calm. Palazzo Suite Number 1 This corner suite, just over 50 square metres, has a lounge sofa, desk, bedroom and separate bathroom. The Fendi Suites were created in 2015 and renovated in 2022. Some elements of the suites are a little tired and the team notified us that there will be a ten day refurbishment next year. The rooms are light and airy with floor to ceiling windows. There are external shutters for decorative purposes but quite helpful to dampen the noise. There is a separate minibar and coffee machine. The bathroom, which is extensively marble, is well apportioned, albeit the design is not really too effective for towels and holding the various cosmetics that are part of daily life. That aside, all the facilities are beautiful. Service Despite the size of the hotel, room service is available using the Zuma restaurant facilities and breakfast from 7.30. Most guests take breakfast in their room, but an alternative is to go to the fifth floor and have breakfast in what is ultimately just a private lounge for the hotel guests. The team on reception are always attentive. Whilst the service was exemplary, there were challenges in some areas, such as the punctual delivery of the laundry and a slightly challenging but approved request for a late check-out at 12.30. That being said, the team were warm, friendly and always helpful. Overall, we very much enjoyed the Fendi Private Suites, and for individuals who are not looking for anything other than good accommodation in a superb location, this property will be perfect. The team noted that they do not intend to expand the brand, which I can understand given that there are not many Fendi properties of this size and stature and this being the headquarters. Definitely worth a visit and, quite separately, so is Zuma, the restaurant, which was of an excellent standard."

"We stayed in two rooms at this hotel and what can I say, it's really amazing. Very private, luxurious and unique. The setting is unique, the terrace is unique, and the decor OTT. It's true that the breakfast is probably not the best you can around, but with the rarest omission of a few places in the world (where breakfasts are so awful to my taste buds that I prefer the occidental version), this is always true. Treat yourself, go there."
