Spread across a medieval borgo on the hills above Perugia, the fifteenth-century noble estate that became Borgo dei Conti Resort carries its history openly — in the sgraffito friezes decorating the villa's facade, the crenellated roofline borrowed from Lombard fortified architecture, and the sequence of outbuildings and agricultural structures that give the property its hamlet-like scale. The conversion drew on the full complexity of what was accumulated over centuries: the main villa with its coats-of-arms painted ceilings and herringbone parquet, the rusticated stone casali with exposed Roman brick walls and hexagonal terracotta floors, and a vaulted limonaia repurposed as the principal restaurant, where mature olive trees and hanging greenery blur the boundary between cultivated garden and interior space. The interior approach sets different registers for each building rather than imposing a single decorative scheme. In the villa's grander rooms, coffered ceilings with original tempera medallions preside over low-slung contemporary beds framed by tall patterned headboards, the walls left in deliberately unfinished marmorino plaster. The casali rooms work from rawer material — rough-hewn timber ceiling joists, stone walls stripped back to the original fabric, globe pendants suspended on wire catenaries above linen-dressed beds. Outside, a terrace pool set into tiered stone retaining walls descends toward an Umbrian landscape of cypress and olive, the pool pavilion's terracotta render matched precisely to the surrounding agricultural buildings.

Borgo dei Conti Resort is a 40-room & suite luxury resort located in the heart of Umbria, Italy. Opening summer 2024, the estate is surrounded by 40 acres of picturesque olive groves and lush forestland - immersing guests in the scenic Italian countryside. Designed by Milanese firm Spagnulo and Partners, Borgo dei Conti Resort’s design scheme pays homage to Umbria’s history with the use of rich color palettes inspired by the work of iconic Renaissance painters such as Pietro Perugino and Raffaello Sanzio da Urbino (a.k.a Raphael), complemented by traditional architecture dating back to the 19th century and native materials that are harmoniously paired with contemporary furnishings. The estate features an expansive luxurious spa with both in & outdoor facilities, alongside a robust food & beverage program comprised of fine dining restaurant, Cedri, classic trattoria, L’Osteria del Borgo, a lounge bar, and outdoor pool & bar making it the ideal Italian getaway for rest and respite.

"We loved our family holiday at Borgo de Conti Resort! Having traveled extensively throughout Italy over the years, it has become increasingly rare to find places that still feel genuinely authentic— Here, you rediscover a more intimate and sincere Italy, shaped by gentle landscapes, meaningful silence, and a slower rhythm. Surrounded by rolling hills and unspoiled nature, the resort immediately conveys a sense of balance between elegance and authenticity, never feeling staged or artificial. The cuisine follows the same philosophy—thoughtful, precise, and deeply rooted in the region, allowing the quality of the ingredients and the richness of local traditions to take center stage. What stands out most, from the perspective of a seasoned traveler, is the quality of service: attentive yet effortless, present but never intrusive. It reflects a level of hospitality that feels natural rather than performative. For those who know Italy well and believe they have seen it all, Borgo dei Conti Resort offers something increasingly rare: a place to reconnect with the true essence of the country, to slow down, and to experience authenticity in a setting of quiet luxury. We had some memorable day trips just half an hour from the resort: Assisi, Spello, Gubbio. I can’t wait to be back!"

"I am sorry to say that our stay at Borgo dei Conti was not a five star experience and I cannot in good faith recommend that others stay here. We come to Italy annually, and stay at both incredibly high end hotels and fairly budget hotels, and this was the most disappointing I’ve experienced in my many trips. I’ll start with the positives - our welcome was delightful, the front desk people were all very kind and friendly, additionally Francesco the manager was very nice, helpful, and receptive to the feedback I ultimately gave on our final evening. The property itself is a show stopper - incredible grounds and buildings, though the general area around the hotel is very industrial, where they have to plant huge trees around the exterior to block the nuclear power plant from view. The fine dining restaurant was very nice and a good experience, but it cost more than any of the other meals we ate in Italy - including Michelin meals in the Amalfi Coast. To say the service was bad would be an under statement - we felt like we were a nuisance to the staff and that we were in the way during our entire stay. The temperatures soared to over 100 degrees for the 4 days we were there, and the pool staff didn’t provide complimentary water and instead charged 5 euros per can of water after we had to go out of the way to ask for it - they didn’t even want to help us. One day we spent 8 hours by the pool and no one proactively took our orders, we instead had to walk to the bar to order (when two staff were sitting on their phones at the entry gate the whole time). The property boasts a pretty impressive pizza oven, and while we dined at the restaurant where the pizza was served, we were never given the pizza menu or told we could order pizza at all. When we ate at the aforementioned restaurant, it took over an hour to get a glass of wine after repeatedly asking. I think the worst part of the hotel was the breakfast - they advertise that they have a breakfast buffet but they do not. They have jam and granola on a buffet like table, but you have to order everything from the table. Service was so slow that breakfast took at minimum an hour each day, with no organization and up to 5 people serving us any given day. For Borgo dei Conti calling itself a 5 star hotel, we did not get even a 3 star experience. I cannot recommend this hotel to anyone, especially for the exorbitant price you pay to stay there."
