PB hotel design editorial

Kengo Kuma rarely does the same thing twice, which makes his second collaboration with Ian Schrager — The Tokyo EDITION, Ginza — all the more compelling as a measure of how differently the same partnership can resolve itself. Where their first Tokyo property leaned into height and panorama, this 14-floor boutique tower on one of the world's most scrutinised retail streets turns inward, composing its exterior as a latticed bronze metal screen threaded with vertical gardens. At night, the facade glows amber through its gridded geometry, the whole building carrying the atmosphere of a lantern set down among Ginza's harder-edged luxury flagships. The 86 rooms spread across floors three through thirteen maintain the restrained warmth that has become Schrager's EDITION signature — walnut-panelled headwalls, low-platform beds draped with shearling throws, pale oak floors softened by cream wool rugs, and Hans Wegner-adjacent desk chairs that place the rooms in a considered Scandinavian-Japanese mid-century lineage. The contrast between floors is deliberate and effective: the top-floor restaurant arrives in an almost pastoral chartreuse green, curved banquettes and round-armed chairs saturating the space with colour against floor-to-ceiling city views, while the bar below wraps guests in dark walnut panelling, a coffered ceiling, Chesterfield leather, and a pair of royal blue velvet sofas that act as the room's single, perfectly judged provocation.

The Tokyo EDITION, Ginza Reviews

"I stayed at The Tokyo EDITION, Ginza twice in March 2026 — first from the 18th to the 21st, and again from the 28th to the 31st. I am a loyal EDITION guest and have stayed at multiple properties across the brand, including the London, New York, Singapore EDITION (and on several occasions), which continue to deliver at the level you'd expect. I want to be fair and specific, because this is not a blanket criticism — it is a documented account of repeated, systemic service shortfalls at a property that commands rates regularly exceeding $1000–$1,500 per night. And keeping in mind my a Marriott Titanium Guest Breakfast — Day One, First Stay On the first morning of my first stay, breakfast was not ready at the stated service time. I had an early commitment and had to leave without eating. At a hotel of this positioning — a boutique luxury property with only 86 rooms — there is no operational excuse for the breakfast service not being ready on time. This is a basic, non-negotiable standard. It set the tone for what followed (though the restaurant manager corrected this for all days post and was the real bright spot for me). Concierge — Passive, Unhelpful, and Transactional The concierge experience was the most consistently disappointing aspect across both stays. On multiple occasions when I requested assistance with reservations and local bookings, the response was to hand over a website or a list of names — not to actually make the booking. This is not concierge service; this is a Google search with a uniform on. Friends travelling in Tokyo at the same time, staying at hotels of comparable or even lesser pedigree, had their concierge teams proactively secure reservations, follow up, and personalise recommendations. The contrast was stark and frankly embarrassing for a property of this brand standing. The EDITION brand markets itself on service and intimacy — with only 86 rooms, there is no excuse for a concierge team that cannot or will not pick up the phone on a guest's behalf. Management Response — Five Hours and Three Calls When I escalated my concerns and asked to speak with a manager, I waited over five hours for a callback. The call only came after I had followed up three times. This is not acceptable at any hotel, let alone one at this price point and brand positioning. A five-hour response time to a guest complaint is not a service culture — it is an absence of one. The Upgrade — Acknowledged as Inadequate, Yet Unrectified I had used upgrade entitlements for my stay (2nd one). The room provided was not a genuine upgrade to what had been requested — and when I raised this, the hotel itself acknowledged that it was not the upgrade I had asked for. Despite this admission, the upgrade nights were not returned. This is a straightforward matter of honouring a commitment: if the hotel cannot deliver the upgrade, the entitlement should be reinstated. The failure to do so — even after acknowledging the shortfall — reflects poorly on both the property's integrity and its guest recovery process. What Worked In the interest of balance: the breakfast restaurant manager was genuinely excellent — attentive, warm, and proactive in a way that the rest of the team was not. The physical property is well-designed, the rooms are comfortable, and the location in Ginza is superb. These are not in question. Context — The Comparison Is Unavoidable Immediately following my second stay here, I checked into The Ritz-Carlton, Hong Kong, and subsequently the London EDITION. Both were exceptional — the Ritz in particular was a masterclass in anticipatory service and guest recovery. The London EDITION, as always, delivered the warmth, proactivity, and attention to detail that the brand promises. The Tokyo Ginza property, by contrast, felt like a hotel that has the aesthetic of the EDITION brand without having internalised its service philosophy. Summary Breakfast service ★★☆☆☆ Concierge ★☆☆☆☆ Management responsiveness ★☆☆☆☆ Upgrade handling ★☆☆☆☆ Physical property / design ★★★★☆ Location ★★★★★ Breakfast restaurant manager ★★★★★ For a hotel charging these rates, with this brand name, and with only 86 rooms to look after, the service failures documented above are not minor — they are fundamental. I would not return to this property until there is clear evidence that the service culture has been addressed at a management level."

"A spectacular treat!!! The hotel is perfectly located in the gorgeous Ginza, walking distance to many places. Our suite was well appointed, roomy and the bed was very comfortable. The service at the Edition was some of the best service we have received around the world. We enjoyed the breakfast each morning with a lovely view. This hotel is swanky and sleek."

"Fantastic stay at The Tokyo Edition Ginza. Well appointed rooms, quiet hotel, high staff to guest ratio, warm and friendly service. We were well looked after once we set foot into the cosy lobby. Staff asked for our passport to start the registration process. Another staff gets our drinks order and serves us our chosen beverage. Once formalities are done, they brought us to our room. We were upgraded due to my status with Marriott Convoy. This was so appreciated. In the room, the team had a mini-cake for us. The room was sizeable and had loads of space. Walking in, the toilet occupies a whole 1/3 of the room. Similar to The Edition Toranomon, there is a long sink counter with a wall that separates the bathroom from the bed. Under the long counter, you'll find a shelf with towels - bath, hand, face. Amenities are placed in a box here also. You'll also find the hairdryer and the weighing scale here. If you're standing at the sink, behind you would have two glass doors, leading to separate shower and toilet areas. The rain shower is gentle, and there's also a hand held shower. A bath tub is also built into the space. Shower amenities [gels, shampoo, conditioner] and placed on a shelf ready for use. The toilet has the usual Japanese toilet functions plus warm toilet seats. Working our way out of the toilet, there is a long passageway where the cupboards are parked. Here, you'll find the safe, bath robes, slippers, umbrella. In the bedroom proper, a large flat screen TV is recessed into the wall. There are plenty of local TV stations, and limited English stations. Wifi can be received in the room. The bed is large King. Side table with drawers are parked next to the bed, and plug points and USB charge points are also built into the wall. The pillows provided are super soft. Room temperature can be regulated via a wall mounted temperature controller. The staff had changed it to English for us. Near the large window on the opposite end of the bed is a long bench. a round table sits in front of the bench, and a stool and an easy chair around the table. I fell sick on the last night in the hotel with food poisoning. When I informed Enrique, he quickly organised a light easy breakfast of plain bread. He offered other items but I felt my stomach could not take it. The staff were very caring and made sure we were comfortable despite being off. I must say that everyone in the team were super polite and super welcoming. Loved it! The only real complaint about the hotel is the small / tiny gym. A small improvement would be more variety of weights and Kettle bells, and swapping out one of the stationary bikes for a treadmill. Remove one of the Technogym Bench so that we can more room train with the added free-weights. The hotel is very convenient to Ginza. Loads of shopping and eating nearby. Train stations and cabs are within easy reach. Highly recommended... we will definitely be back for another stay."

"We had a truly wonderful stay at this property. From the moment we arrived, everyone was incredibly friendly and welcoming, which made the experience even more special. Breakfast was absolutely delicious with great variety and quality, and the cocktails at the bar were a highlight, perfectly made and so enjoyable. We also loved the aesthetic of the property overall; it’s beautifully designed and has such a stylish, inviting atmosphere. Everything came together to make our stay memorable, and we would happily return and recommend it to others."
