Windsor House, the Edwardian commercial building on Queen Street that anchors Auckland's luxury retail strip, has carried several identities since its construction in the early twentieth century — most recently as Fable Auckland, MGallery's forty-room boutique hotel, which opened in 2018 after an extensive conversion by Warren and Mahoney Architects. The facade's white render, decorative terracotta detailing, and wrought-iron Juliet balconies survive largely intact from the street, sitting in improbable adjacency to a Louis Vuitton flagship and the pedestrianised retail energy of central Auckland below. Inside, the design brief was handled by Auckland-based studio Ctrl Space, who chose to treat the building's Edwardian bones as a backdrop rather than a constraint. The lobby arranges tufted grey velvet settees and olive-crushed armchairs across a chequerboard stone floor beneath a lacquered black ceiling — a palette that borrows from contemporary European hotel design while keeping its feet firmly in the mid-century. Guest rooms follow the same register: graphite carpet grounds upholstered linen headboards set against trompe-l'oeil boiserie wallcoverings, with jewel-toned accent chairs in sapphire and blush velvet rotating across room types. The restaurant deepens the scheme into a rich teal, dark marble tabletops on brass-columned bases paired with crushed velvet banquettes and a globe chandelier in brushed gold — the whole interior landing somewhere between an Auckland jewel box and a Paris salon that has quietly lost track of the decade.

"Overall attention to detail was lacking. Bed was comfortable but TV kept losing sound. Poor housekeeping, had to ask daily for missing items. Had to deposit $100 for incidentals but there were none to be had so that was pointless. No mini bar or water. Hotel bar closed at 9pm. Reception reached via stairs which is pointless as had to carry bags up only to bring them back down again. This hotel deserves a 3 star rating and is not 5 on a US or European scale."

"I rarely write negative reports about any establishment. However, I have just spent 2 night at this hotel. I go to Auckland regularly and have stayed at a number of downtown hotels over the years. The room I was put in was categorised as a junior suite, and no issue with that. However, the previous guest/s in the room had been vaping and the room absolutely stunk. Housekeeping had clearly done nothing when the room was turned over. Also, the air-conditioning was non existent, and the TV had no sound. I alerted reception to my concerns and someone fixed the TV, but the 2 nights were uncomfortable in a room with non existent air con, no ability to open the windows, and the stench of vape smoke. I won't be staying there again, and my company will neither. Be aware, the staff are pleasant, but there is absolutely no 'hotel management'."

"The hotel is located in the City Centre area of Auckland, along Queen Street. The hotel is recessed from the surrounding buildings so can be easily missed - look out for Louis Vuitton shop. Reception area is relatively small, with the desk on the right hand side, and separated by the glass wall from the bar and restaurant. Staff were helpful enough, depending on who you got. Don’t expect the five-star rating here to deliver quality you’d expect of such establishments back in Europe. Our Superior Room was anything but. Small sized room with bed slightly bigger than Double (called Queen here), comfortable though. Window overlooked the inner courtyard with the wall opposite rather too close for comfort. There was good storage space. Lighting was good and WiFi signal strong. TV had a good selection of channels. Tea and coffee facilities were provided. The safety box was in the sliding drawer. Bathrobes were not available in the room but slippers were provided. Bathroom was large enough, with a separate toilet area. Walk-in shower with good water pressure. Breakfast was quite extensive, with good selection of cereals, cheeses, hot dishes and fruit. Dinner menu was not very imaginative for the type of hotel. There are better establishments along the Harbour, where we dined out. Fortunately, we didn’t need parking as that appears to be a major issue with this hotel."

"The Fable was great, lovey quaint hotel, easy short walk to the wharf. Our room was booked as part of a package before our cruise, Although Very small for 3 nights, but did the job. Made me aware to check type of room when included & maybe pay extra."

"After a 42-hour door-to-door journey from the UK, we arrived in Auckland exhausted and very much in need of a comfortable stay. Unfortunately, our experience at Fable Auckland MGallery was bitterly disappointing from the outset. We had booked a Junior Suite with a king-sized bed, expecting something special based on the photos on the hotel’s website. Sadly, the room looked nothing like the images advertised. It felt tired and in need of some TLC. While the bed itself was comfortable, the overall condition of the room fell well short of expectations. The room's location made matters worse. It was positioned at the back of the hotel, uncomfortably close to the rear of a nearby nightclub. On both the second and third nights, noise continued into the early hours, making it extremely difficult to sleep — far from ideal when adjusting to a significant time difference. The balcony offered little consolation, with a view of a rather grubby neighbouring building. Breakfast was okay, but nothing memorable, and the staff were polite enough. There was no sense of going the extra mile, especially given that we were travel-weary. The hotel’s central location is undoubtedly its strongest feature, providing easy access to Auckland’s attractions. However, beyond that, the stay did not meet expectations, particularly given the room category booked and the long journey endured to get there."
