Earning New Zealand's first five-star Green Star rating for a hotel, the building that houses Hotel Britomart was a deliberate act of urban repair — a new-build structure designed by Cheshire Architects to stitch together a cluster of heritage warehouses in Auckland's regenerated Britomart precinct, the former central railway station quarter that edges the Waitematā Harbour. Opened in 2020, the ten-storey, 99-room property weaves pale handmade brick and steel-framed glazing across its new volume, a material language chosen to converse with the golden brick of the nineteenth-century commercial buildings it adjoins. The courtyard sequence visible in the images — cobbled paving, oversized ceramic planters, exposed warehouse walls softened by fig trees and climbing greenery — gives the hotel a rare porousness, drawing the neighbourhood through rather than holding it at arm's length. Inside, Cheshire Architects carried the same discipline through to the guest rooms: wire-brushed oak floors, warm grey linen upholstery, and deeply considered joinery in charcoal-stained timber slats anchor suites that face either the working port — container ships and harbour cranes framed like slow-moving paintings — or the leafy courtyard below. The rooftop restaurant, Tātou, wraps its dining room in floor-to-ceiling glass to hold the harbour panorama at every table, the dark steel structure overhead pressing the view into sharp relief. Throughout, the palette shifts between the warehouse district's industrial grain and a quieter residential warmth that keeps the hotel feeling more like a considered urban dwelling than a conventional hospitality property.

"An interesting stay at The Hotel Britomart. Our welcome was efficient but lacked warmth, especially given we were staying for several nights. The overall tone felt transactional rather than genuinely hospitable. Our initial room was disappointing — very dark and extremely compact, despite having booked a room with a window and a view. After returning to reception, we were moved to a better room with a larger window, which was appreciated. However, it was clear the original allocation fell short. A key point for future guests: rooms here are very compact—two adults with two large suitcases will find space tight. The bathroom is separated by a sliding door, with the shower and toilet area relying heavily on low, mood lighting, making it impractically dark. There’s also limited hanging space, and overall the design seems to prioritise aesthetics over functionality. Room controls are managed via an electronic panel, including the blackout blinds. While a modern touch, it wasn’t particularly intuitive. If you encounter issues, I’d recommend asking staff to demonstrate it properly—we ended up having to fix the blinds ourselves. Breakfast was a low point. The offering felt unnecessarily complicated, with multiple conditions on what was included versus chargeable. We were simply looking for something light—granola and yoghurt—but even that proved difficult to arrange. In the end, despite having a B&B rate, we chose to eat elsewhere. Just across the road is an excellent café offering fantastic breakfast and genuinely warm service — well worth it. For dinner, we were told no tables were available, and the interaction made it feel as though we were the inconvenience rather than the situation. We eventually had a snack at the bar, where service felt uneven—particularly noticeable when complimentary drinks were offered to other guests nearby. One highlight was the hotel library, which is a real gem. It’s a beautifully designed, relaxing space and delivers the atmosphere we had expected throughout the hotel. We made several attempts to engage with staff during our stay but found the response consistently muted. Unfortunately, this continued through to departure, which felt perfunctory and impersonal. That said, the location is excellent—perfectly placed for exploring Auckland on foot. This hotel has great potential, but it would benefit significantly from a stronger focus on warmth, attentiveness, and genuine guest engagement."

"I think that the service provided by the front desk, Care, especially Jorge from Spain and augustin was above and beyond helping me printing items through their email and finding restaurant reservations, etc. Jorge was very attentive with the things that were missing from our room as well In the restaurant adjacent Shania was a very pleasant and helpful in the mornings for breakfast"
