PB hotel design editorial

Beaux-Arts terracotta ornament frames the entrance arch of a 1920s office building on the corner of Olive Street and Fifth in Downtown Los Angeles — a facade so elaborately worked that the tall dracaena and columnar cacti flanking the door feel less like decoration than a continuation of the building's own botanical exuberance. That counterpoint between historic architecture and desert planting sets the terms for everything inside: the Proper Hotel Los Angeles, which opened in 2021 within the former Hamburger's department store building, gives Kelly Wearstler her most theatrically layered commission to date, the interiors moving between a coral-washed, hand-painted lobby corridor and 148 guest rooms furnished with an accumulated warmth that suggests a serious collector rather than a hotel decorator. Wearstler's signature is the productive collision of references — woven-check upholstered headboards paired with worn Oushak rugs, rush-seated dining chairs pulled up to oak tables beside checkered tile columns planted with full-canopy olive trees, rooftop loungers in broad stripe linen facing the downtown skyline across a Talavera-edged pool. The palette throughout runs from terracotta and sage to warm walnut and cream, grounded by wide-plank timber floors and a density of textiles that prevents any single surface from dominating. Where most hotel design resolves into a legible mood board, Wearstler's rooms at Proper sustain a productive tension — old and new, refined and rough — without ever quite settling.

About

With city lights and vintage brick as its backdrop, this 147-room luxury hotel reimagines a historic landmark in the heart of Downtown Los Angeles’s South Park District. Designed by Kelly Wearstler, the property artfully blends past and present through richly layered interiors, vintage influences, and curated local art. The hotel offers a refined culinary experience anchored by a ground-floor restaurant and bar, alongside an intimate lounge for cocktails and conversation. Upstairs, a rooftop pool and open-air restaurant and bar provide sweeping city views, creating a striking setting from day to night. Among its most distinctive features are two one-of-a-kind suites, thoughtfully crafted from the building’s former basketball court and indoor pool—an homage to its legacy as a historic sporting club.

"Fabulous stay! I love staying at The Proper DTLA. Valet is great, customer service in all areas is wonderful from the doormen to the front desk to the servers. I always enjoy my stay here and truly feel that they go the extra mile for their guests. Love the rooms and enjoy the restaurants. The rooftop is fabulous and has great food, especially the ceviche and the breakfast spot has the best scrambled eggs and chia parfait. Huge plus they do not use any seed oils in the restaurants. The bed is comfy and love the large waters they have for you in the room. It’s a short walk to CMC and The Fashion District and the feel very safe there when walking around or staying in the hotel alone. Thank you for another amazing stay!"

"I have reviewed the Proper in the past but wanted to write an updated review because the property is getting better. This hotel is simply fantastic if you like modern amenities in an historic and beautifully restored building. Staff is wonderful as well. I also like staying in downtown LA much more than other neighborhoods. The only reason I did not give it 5 circle is the fitness center is small and cramped."

"Last week marked our 14th stay at The Proper Downtown Los Angeles. Occupying the former YWCA building, the hotel offers luxurious accommodations that incorporate original features from its past life. There's no mistaking this for your cookie-cutter Marriott: rooms are modern, well-appointed, and wonderfully funky. The Aesop toiletries are a particularly nice touch. The food and beverage program is top-notch. Breakfast at Cabrillo quickly became a daily tradition, and Cara Cara —the rooftop restaurant —offers the perfect vantage point for lunch or cocktails. However, it's the personal service and genuine hospitality that keep us coming back. From housekeeping to the GM, the Proper team has always welcomed us like family. They greet guests by name, work as a cohesive team, and are genuinely committed to delivering a consistently exceptional experience."

"The staff so kind and accommodating during stay. Food was great and the hotel itself was so clean and unique. Very swanky vibes. Loved it!"

"I returned to this hotel after 11 months. I have enjoyed many staycations here, especially in 2024, when the hotel's former ground floor restaurant, Caldo Verde, hosted Guest Chef/Cookbook dinner events almost monthly, when the hotel's food and beverage establishments were helmed by famed chef Suzanne Goin and her business partner/sommelier Caroline Styne. Since my last visit, that culinary team has left, Caldo Verde stopped serving dinner completely, tried some live music events, and then was renamed Cabrillo, now serving breakfast only. Cara Cara, the rooftop restaurant, remains open. Dahlia, the bespoke cocktail and tea lounge, now just serves tea. The menus at all sites have vestiges of chef Suzanne's influence, but also additions that are more global that the former Portuguese-forward menus. Change is also evident at Proper's neighbour hotel The Hoxton; their rooftop Stephanie Izard-led Cabra restaurant is now the Izard-less small plates Inanna. Despite my fond remembrances of things past, the Proper remains a gorgeous property with a great staff. I saw a few familiar faces, and learned that others I remember were also still there. Once again, the hotel acknowledged my past history and granted me early check in and a room upgrade. The rooms are on the petite size, but oh-so-stylish (thanks to interior designer Kelly Wearstler) and pretty well-equipped. I've always loved the scent of the Aesop amenities. I once again had a room that ended in 02; the shower in these rooms do not have a curtain or glass partition, so I knew from past experience the floor gets quite wet. But the hotel had partially solved the issue by lowering the water pressure and redirecting the shower head. A curtain would be aesthetically unacceptable! The hotel has a decent sized fitness centre and a small rooftop pool. During this stay, I tried the tea experience at Dahlia for the first time, see separate review. I also had dinner at Cara Cara, which became dinner in the Cabrillo space with the Cara Cara menu because of the rainy weather. I had the Cobb Salad, which was on the old menu (and apparently always will be). It's unique because it has ingredients not often found in a Cobb like sweet potatoes, black beans and beets. I also had a carrot/muhammara/beet hummus/grilled flatbread dish that was very Suzanne-ish, but don't remember from the past. The herbed fries were excellent as always. I looked at the breakfast menu, and it too is more expansive and perhaps more approachable than in the past. All in all, the Proper remains an excellent, unchanged DTLA hotel choice, and there's really nothing lacking in the new F&B offerings."
