PB hotel design editorial

Weathered Cor-Ten steel cladding along Palm Canyon Drive announces ARRIVE Palm Springs with the confidence of a building that knows exactly what it is — a low-slung, two-storey compound in the Uptown Design District that draws on the desert modernist tradition without simply reprinting it. Opened in 2016 and developed by the ARRIVE Hotels group, the property was designed by Mark Nichols of DesignAgency, whose 32-room scheme wraps corrugated rusted steel panels around wood-clad volumes set back behind CMU block garden walls, climbing vines threading up the masonry in a gesture that softens the industrial material palette without diluting it. The San Jacinto Mountains rise directly behind, framing the whole composition in a way that feels less like scenery than structural logic. Inside, the rooms deploy a mid-century vernacular updated with enough textural friction to feel current rather than nostalgic — tufted grey linen headboards, walnut writing desks with tapered legs, leather Chesterfield chairs, and open pipe garment rails that replace the closet with something more honestly provisional. Brass pendant lights hang on exposed red cords, a diamond-pattern wool throw pulls burgundy into the otherwise cool palette, and wood-plank ceilings pitched at a clerestory height draw in palm fronds and desert sky above the bed. The pool terrace, lined with white loungers and tall Washingtonia palms glowing amber at dusk, has the easy sociability of a well-edited backyard rather than a resort amenity.

About

Located in the Uptown Design District, ARRIVE Palms Springs is a striking design and architectural landmark, honoring the city’s rich modernist legacy, with art by Jamie Kowal paying homage to the iconic wind farms nearby. The 32-room boutique hotel features bright, residential-style guest rooms, outfitted with Bellino Fine Linens, marble bathrooms with rain showers, automatic shades to escape the desert sun, Apple TVs with live TV streaming apps, Salt & Stone bath amenities, plush robes and a curated mini bar of snacks and refreshments, and guest rooms with patios feature Modfire fireplaces. The hotel’s centerpiece, a 42-foot long pool and hot tub, is adjacent to the poolside restaurant and bar, where guests enjoy an all-day menu of food and refreshing drinks; it’s also where they check in and receive a welcome beverage.

"Only booked one night because we were going to keep heading northeast from Joshua Tree National Park but after wonderful stay that night, decided to drive back from Joshua Tree and stay another night. Enjoyed it that much. Nice clean comfortable room. Great black out blinds too. Staff wonderful and helpful. Breakfast was really good but did take a long time in getting. Hot tub amazing! Guessing that one cook and just one server. Definitely could step up their game there! Only comment that kept my review from being a 5."

"ARRIVE is an outstanding place to stay when visiting Palm Springs. We loved everything about it, starting with the very thoughtful, kind and considerate staff who make you feel welcome when you arrive a bit sad when it's time to leave. The rooms are beautifully and comfortably designed. Clean and quiet with great Sand & Stone products. Conveniently located to the heart of Palm Springs in the Uptown/Arts District. The total vibe and atmosphere is very relaxed with a beautiful pool to hang out at and relax after a day of hiking or just enjoying a little fun in the sun. We've been raving about ARRIVE to family and friends and highly recommend if you're looking for a cute place run by great people, led by Kim specifically who is a joy."

"This hotel might have been a 4 star at one point, but now I would put it somewhere between 2 and 3. The rooms are very basic with one tiny chair to sit on and uncomfortable, soft mattresses that have seen better days. No kettle or coffee maker, no slippers and pretty short on 4 star hotel basics, overall. We stayed two nights and no one cleaned the room. The hotel is on a busy road and it's REALLY loud inside the room. Location is okay. We ordered breakfast at their restaurant and waited almost an hour for eggs. Overall, it felt like they were severely understaffed, and worse, they weren't afraid to say "no" to some pretty basic requests. It'd be hard to recommend this place."

"We spent two nights here over Valentine’s weekend for my hubbys bday. The check in process was easy and smooth. The room was perfectly Palm Springs in every way. Although the weather was cold we were still able to utilize the hot tub thanks the fire pits around it. We had a small hiccup with our patio fireplace being unable to be lit on our last night but Kimberly the manager went above and beyond to rectify the situation the next morning. She genuinely empathized with us and made sure we left happy. Thanks again, Kimberly! You’re the best. Lastly, the brunch options at the restaurant were on point and delicious. The hash brown chilaquiles were my favorite!! Great service from the staff as well. This is a great couples getaway!"
