At the corner of Market and Fell Streets, where the Mid-Market corridor has spent a decade negotiating between neglect and reinvention, a seven-story 1909 Beaux-Arts brick building that once housed the Renoir Hotel was transformed in 2017 into San Francisco Proper Hotel — a 131-room property that placed Kelly Wearstler's interiors inside one of the city's more quietly distinguished Edwardian envelopes. The facade's arched windows, terra-cotta cornice detailing, and warm red brick survive intact, a streetcar rattling past on Market Street completing a scene that could belong to almost any decade of the building's life. Inside, Wearstler's signature moves are fully deployed but calibrated to the building's bones rather than overriding them. The ground-floor restaurant, Villon, runs a double-height teal-washed dining room with fluted pilaster walls, ruffled plaster pendant lights, and mismatched dining chairs — ochre cane, leather barrel backs, woven upholstery — arranged across a patterned stone floor inlaid with brass. Guestrooms layer bold monochrome floral wallpapers against light oak plank floors, the beds set on hairpin legs and layered with striped coverlets and kilim-style rugs in overlapping scales, while the rooftop bar climbs further into pattern overload: checkerboard walls, floral velvet sofas, Gio Ponti-adjacent bar stools in blush leather, and red lacquered columns framing a panorama across the bay.

"This place is dark dungeon prison cell. My recommendation is to avoid it at all costs. They charge $45 as destination fees but provide nothing in return. Do not get fooled by the room rate, make sure you include this gimmick fees to know your room cost upfront."

"I stayed at the Proper when it first opened - I actually just edited my review from 8 years ago to write this one. The neighborhood was manageable then, but today, it is genuinely terrifying. To be fair, the hotel's interior is nice and offers a safe haven once you are inside. This said , for the premium prices Marriott charges, parts of the rooms are starting to feel noticeably worn and not up to the standard the hotel used to hold. Dealbreaker though, the location. The immediate surrounding area is an open-air drug market with active drug use, severe homelessness, and incredibly unsanitary conditions right outside the doors. You simply cannot safely walk around the area, whether it is day or night. I tried to walk to find dinner the first night and had to retreat back to the hotel and order delivery. It is shocking that Marriott charges such high rates for a property where guests essentially cannot safely leave the building on foot. Despite the nice design, I cannot recommend this hotel to anyone and won’t stay here again."

"Great hotel, amazing rooftop bar, incredible food, cleanliness was great. We purchased valet through our room rental and was still charged separately for it. Waiting to see if that charge gets reversed before chatting with Marriott. Additionally, the area of the city the hotel is located in is not the best."

"Absolutely stunning hotel - I felt like I was the star in a movie the whole time! I really appreciated the attention to detail, both in the decorations but especially with the staff. We ate at Charmaine's and enjoyed food both out on the rooftop with amazing views, and then moved inside to the bar. Service was very friendly and the food was delicious. The location is good for getting around San Francisco - it is an urban area but the hotel experience is totally worth it."

"Loved our stay at the San Francisco Proper Hotel! We came into the city for a girls’ trip over spring break (teachers off duty!) and it was the perfect spot. The staff were so friendly and welcoming—Brady especially went out of his way to make sure everything felt thoughtful and taken care of, which really made our stay stand out. The rooftop bar was such a highlight—great energy, beautiful views, and the food was fantastic. We especially enjoyed the oysters and sliders. The whole place has that effortlessly cool, cozy feel that makes you want to linger a little longer. Looking forward to staying there again!"
