At the corner of 14th Street and Arapahoe in Denver's Central Business District, a nine-storey Renaissance Revival brick tower built in 1911 as the Denver Gas and Electric Building carries its original terracotta detailing — rusticated limestone base, corbelled cornice, pilastered bays rising through warm red brick — with the easy authority of a building that has always known what it is. Hotel Teatro, which took over the structure in 1997, was among the early projects that demonstrated Denver's appetite for adaptive reuse before the city's current development boom made such conversions routine. The building's civic confidence, rare for a utility company headquarters, made it a natural fit for hospitality. Inside, the interiors navigate a tension between the structure's Edwardian formality and a warmer, more residential sensibility. The lobby lounge arranges cognac leather sofas, high-backed linen wingchairs, and iron chandelier clusters around a limestone fireplace framed by floor-to-ceiling navy shelving stacked with books and curiosities — closer to a well-edited private club than a conventional hotel lobby. Guest rooms carry the palette forward in charcoal and taupe, with deep-buttoned navy leather headboards and brass accent tables on patterned carpet, the original windows generous enough to frame downtown views on three sides. The restaurant leans further into material warmth: wide-plank oak floors, stacked firewood as architectural element, cage-pendant lanterns over banquette seating upholstered in a bold medallion print. The hotel holds 110 rooms across its nine floors.

"Just spent the weekend at this great little hotel in downtown Denver. Very cozy, comfortable atmosphere, everyone from the valets, front desk, barista and maintenance were so friendly and kind! Everyone went out of there way to make sure we were taken care of. Rooms were spacious, elegant and clean. Will stay again!"

"We had stayed at Hotel Teatro some 20 years ago and liked it. For this return visit we chose Teatro for its proximity to the Denver Performing Arts Center and loved how easy it was to walk to and from the show. Our room on the 9th floor was comfortable and fairly quiet for a downtown Denver hotel. The pillows were a bit too poofy and would have liked a down pillow alternative but they didn't have one such pillow. The staff at the front desk were courteous and efficient and we appreciated the free hotel car service that took us to dinner at Mizuna. Breakfast was quite good and we loved that the hotel is dog-friendly. We met two very friendly dogs during our stay that were guests of the hotel. The dogs get their names on the VIP Board in the lobby and other perks. Can't wait to return with our dog in the future."

"What a lovely experience! This was my first time staying at Hotel Teatro, and it certainly won’t be the last. The property touts being Denver’s original boutique hotel, and it delivers on that feeling in the best way. The building has a history-rich feel, with ornate detail and classic decor. The room was stunning and VERY spacious with more historic charm. I had a lovely view of the mountains and the sunset viewing from that vantage point was amazing. The room was also very peaceful, and I slept sooooo well! The staff was very welcoming and engaging. Taylor at the front desk was thorough and answered my many questions, and Morgan at the bar was attentive without being invasive. All-in-all, this was a great stay and I’m excited to return!"
