Few hotels in Washington have tried as openly to be something other than a hotel. Eaton DC, which opened in 2018 on K Street in the heart of downtown, was conceived by founder Katherine Lo as a gathering place for progressive artists, activists, and thinkers — the ON AIR sign visible through the street-level window signals an in-house radio station, one of several cultural amenities that set this 209-room property apart from the capital's more ceremonially minded competitors. The building itself is a contemporary structure clad in dark brick, its entrance canopy strung with exposed filament bulbs in a marquee pattern that borrows from mid-century theatre architecture without quite committing to nostalgia. Inside, the interiors were designed by Studio Tack, who threaded a consistent warmth through the guest rooms — walnut millwork, oak plank floors, flat-woven kilim runners, and carved wood headboards that carry a Scandinavian-seventies sensibility without feeling retro. A painted horizontal band at dado height anchors the walls in sand and cream, while pendant lights with faceted brass-and-fabric shades hang loosely, as though in a private apartment. The rooftop and upper-floor common spaces go in a different direction entirely: exposed black structural ceilings, hanging tropical plants, midcentury lounge chairs in walnut and leather, and a large mural across one wall that gives the bar the atmosphere of a community arts centre rather than a hotel amenity floor.

"We stayed at Eaton DC for 4 days to celebrate the 4th & America 250. Our first night the air conditioning wasn't working and it made for a uncomfortable sleep. The next morning we called the front desk and Maggie made immediate arrangements for a room move. She made us feel really important and offered us breakfast. SHE was Amazing. She took care of us as if we were here personal guests. She really knows her hospitality stuff. We will be back. Thanks."

"We ended up at The Eaton under the worst circumstances, our apartment AC died mid-DC-heatwave, and what could have been a stressful few days turned into one of the most genuinely hospitable hotel experiences we've ever had. I'm 21 weeks pregnant, and the team went out of their way to make sure I was comfortable from the moment we walked in. They upgraded us to a larger room that actually fit me, my husband, and our Great Dane comfortably, kept me stocked with cold water, and checked in on us without ever being intrusive about it. It's the kind of thoughtfulness you can't fake. Maggie, the Front Office Manager, has built an incredible team. Every single person we interacted with, especially Ellie, treated us with warmth and genuine care the entire time we were dealing with our AC situation. Nothing felt like an inconvenience to them. They even helped me track down a dog bed after an Instacart delivery went sideways on our very first day, which is such a small thing, but it told me everything about how this property operates. I spent years as a Director of Rooms at a boutique hotel, so I know exactly how hard it is to execute hospitality at this level consistently, and The Eaton has not missed a single beat. Our family will absolutely be staying here when our baby boy arrives in November, and it's the first place I'll send anyone visiting us in DC from now on. Thank you to the entire Eaton team for taking such good care of us when we needed it most."
