PB hotel design editorial

A 1912 Beaux-Arts church on Columbia Road in Adams Morgan — its limestone colonnade, pediment, and oculus window belonging more to civic Washington than to the neighborhood's bohemian register — was converted into The LINE DC when it opened in 2017, with Gin Design Group handling the adaptive reuse of a structure that had served as the All Souls Unitarian Church for over a century. The nave became the hotel's central atrium and restaurant space, its barrel-vaulted ceiling and white plasterwork arches left intact overhead while a large sculptural brass installation — angular, deliberately industrial — was suspended in the void where a chandelier or organ pipe might once have hung. Curved brass-railed mezzanines now wrap the interior at the gallery level, a zigzag graphic frieze in terracotta, ochre, and black punctuating the balcony fascia below. The 220 guestrooms, distributed across the original church structure and an adjoining building, carry a considered eclecticism: brass-framed iron beds draped in mudcloth-patterned throws in saffron and indigo, herringbone oak floors, pendant lights suspended on long black cords, and dark leather chesterfield benches at the foot of the bed. Dark-stained writing desks and chrome-legged lounge chairs complete a palette that draws from mid-century American furniture without quoting it directly. The bar, warmly lit by a globe-pendant brass rail above a burnished metal counter, anchors the hotel's more intimate spaces with the atmosphere of a private club that has been convincingly unlocked.

"I live six blocks from this hotel and have routinely referred friends and family to stay there. When the current Middle East war forced our family to evacuate to DC within 36 hours, I frantically searched the internet and was glad to see The Line was available, so I booked through Expedia. Once settled upon arrival, I asked the front desk about the 10% Ward 1 discount - for those who live in the neighborhood. I was told by one clerk that because I booked through Expedia the discount could not be applied but she would check with her manager, even through I explained the extenuating circumstances. I checked again with the same clerk the following day and was given the same response.- would have to check with the manager. At the same time, when asking about replacing a room key, another front desk clerk SCOLDED me for not saying “good morning” to her. Upon checkout I inquired a third time about applying the discount and explained the extenuating circumstances of my booking. A manager finally came out and confirmed a third party booking precluded applying a discount. I serve the United States overseas and my referrals have generated thousands of dollars for this hotel, but no longer. Their lack of flexibility and poor customer service means I will actively dissuade others from booking here. For a two-night $900 stay (yep, all those taxes and fees!), a 10% discount could have been a meaningful sign of support for a neighbor whose life was upended. The hotel may respond to this comment, but it doesn’t matter. Damage done."

"Our stay was unfortunately very disappointing and did not feel worth the price. The hotel had a persistent unpleasant odor throughout, which made the experience uncomfortable from the start. The rooms are very tired and clearly overdue for a refresh—paint was chipping and there was visible wear that made the space feel poorly maintained. The food was also quite underwhelming and didn’t live up to expectations. On top of that, the location is difficult to access from other parts of the city, which made getting around inconvenient. Overall, the experience didn’t justify the cost, and the property would benefit greatly from renovations, improved dining, and better upkeep."

"We came down in early March to visit our kids and daughter in law. Our stay at The Line was very pleasant, from booking, through check in, check out and everything in between. Very conveniently located, a spacious king room, clean with a comfortable bed, nice amenities including a nice coffee shop on the ground level. All staff we encountered were friendly and welcoming. One side note: Maybe the best water pressure in any shower I’ve been in - a definite plus! We will definitely come back."

"Location of the hotel is superb. There are so many restaurants, cafe, bakery, and drug store near by within 5 minutes walk. Many sightseeing destinations are just short uber rides. The room was clean and well equipped. The only disappointment we had was that the coffee machine in our room was not working or maybe extremely hard to operate for us that we couldn’t figure out how to make coffee. There were no clear instructions for the machine. The room temperature was very warm and we had hard time sleeping. We tried to lower the temperature on the thermostat so we turned off the heater, but the room was still so hot."

"The location was perfect! We were visiting the zoo first. Perfect proximity for walking. The attention by your valet drivers needs to be noted. They were polite, friendly, extremely helpful, and exuded happiness. Five stars for them! Especially Tekle! Such a kind and helpful soul."
