Robert Swartburg's 1947 tower on Collins Avenue was already a Miami Modern landmark before Philippe Starck turned it into a cultural provocation. That 1994 renovation — all-white interiors, billowing white curtains at the entrance, surrealist furniture, preserved terrazzo floors and the original hexagonal lobby columns left standing like sentinels — made the Delano Miami Beach one of the most imitated hotels of its era, a project that essentially invented a new grammar for boutique luxury. The building's listing on the AIA's America's Favorite Architecture register acknowledges something real: Starck and Ian Schrager understood that Swartburg's MiMo bones could carry a conceptual weight that most hotels never attempt. The 2026 renovation by Elastic Architects, working alongside Ennismore's in-house design team, attempts to honor that inheritance while pulling the property forward. The images show a palette that stays faithful to the signature whiteness at the exterior and pool terrace, with teak sun loungers and generous tropical plantings softening the bleached limestone deck. Guest rooms move toward warm sand tones, fluted wall panels, and curved upholstered seating in sage green velvet, the ocean framed through generous sliding glass doors. The restaurant shifts decisively into warmth: carved timber arches, cane-backed chairs, amber banquettes, and a stacked rattan pendant that fills the coffered ceiling with honeyed light. At 171 keys across 15 floors, the renovated Delano carries itself with the confidence of a building that already knows its own place in history.

Together with Courtneay, she arranged a thoughtful amenity that was waiting for us in our room—a lovely touch that we truly appreciated. "I knew the Delano long before it closed for its lengthy renovation. The new look is fresh, warm and full of character, with just the right touch of glamour. The soul of the place is entirely intact — that long perspective running through to the pool and the ocean is still one of the great arrivals in Miami Beach. Gigi has a wonderful atmosphere, and the pool, framed by palm trees and opening straight onto the beach, is as lovely as ever. But it is the team that makes this hotel. Every single person, from the front desk to the pool, was warm, attentive and genuinely lovely. A special word for Fernando at the concierge desk, whose recommendations were consistently excellent and who went out of his way for me more than once. Thank you all. I'll be back on my next business trip."

"We just had a fabulous 5 night stay at the newly renovated Delano. The hotel feels special and opulent throughout, whilst being relaxed and not pretentious, and has cleverly remained faithful to its illustrious art deco past. Our room was a standard sized one, and it was small even by Miami standards, but one has to remember that this is a boutique hotel nestled inside a historic building of modest proportion. The room decor and furnishings are top draw luxury, with super comfortable beds and linen. All the public areas are attractively designed, and the main pool is a good size whilst feeling cosy and Mediterranean in style. It is definitely one of the nicest pools in Miami Beach, and is the perfect temperature. A big shout out to all the hotel staff who were great, always smiling and very friendly. We dined at Gigi restaurant where we had a very good italian cuisine dinner as well as breakfast each day, but you should expect very high prices. Overall it is a very well managed luxury boutique hotel, perfect for a romantic weekend away."
