PB hotel design editorial

Henry Hohauser designed the building at 1920 Collins Avenue in 1939, at the height of the South Beach Art Deco construction boom that would eventually give Miami Beach its most recognizable architectural identity. The curved corner facade, vertical sign tower with its stacked block lettering, and horizontal banding of the parapet remain among the more legible examples of Streamline Moderne on Collins — a style that borrowed from ocean liner design the same optimism about speed and modernity that South Florida was selling to the American tourist imagination. Hotel Greystone's recent renovation treated this heritage with a light hand: the white stucco exterior and rooftop palms visible above the parapet are as much a piece of the MiAMo District streetscape as they have ever been, and the rooftop pool deck, furnished with white loungers and teal umbrellas, positions the building's crown as a functional amenity rather than an architectural afterthought. Inside, the interiors abandon the period pastiche that has plagued many SoBe restorations and instead pivot toward a contemporary Mediterranean warmth. Guest rooms carry bleached oak headboards, woven rattan pendants, Hans Wegner Wishbone chairs paired with black bistro tables, jute rugs, and warm sand-toned plaster walls — a palette closer to the Balearics than to Deco-era Miami. The restaurant continues the same material logic: oversized woven pendant fixtures suspended above walnut tables and grey banquettes, tropical plantings softening the structural columns, the whole room operating with a confidence that lets the building's bones do the historic work.

"Very close to beach and in walking distance to everything you want to see in Miami Beach. The room was quite small (but perfectly formed) - there is a really nice vibe here and the staff are great. Lots of cool features here and the roof top pool and bar was great to escape the hot city streets."

"I would like to say that an amazing experience at Hotel Greystone. The hotel offered a safe and clean space. The location was within walking distance of amazing restaurants and shopping. The staff was professional, accommodating, and friendly. There is construction across the street, but the noise was not unbearable. I will definitely be going back to Hotel Greystone when returning to Miami."

"The service was excellent. Very close to the beach — just one block away. Communication with the front desk was easy, and Julie was very warm, accommodating, friendly, and reliable. She also helped us keep our bags since our flight was later in the day."

"This property initially felt like everything I love about Art Deco hotels in Miami. The size was perfect, the check‑in area was intimate and welcoming with palms and greenery, and the room was clean and exactly as pictured. Unfortunately, that’s where the positive part of our stay ended. When we arrived, there was no valet attendant at the stand. The sign clearly states that if no one is present, guests should go to the front desk for assistance. So we did exactly that—left the car in front of the valet stand, grabbed our bags, and went inside. The front desk agent immediately asked if we had a car to valet. We said yes. He told us it would be $53 per night, and we agreed. That detail matters. We completed check‑in, reminded him again about the car, and went to our room. Later that evening, I received a notification from my car app that my battery was dead. It turned out the hotel had towed my car from the valet area. They claimed we never told them we had a car, that they didn’t have a key or tag, and that they “looked for us for hours.” Neither my cousin nor I had any missed calls to support that story. To make matters worse, staff lied to the manager during the investigation, saying they never discussed valet with us and never quoted the nightly rate—both of which absolutely happened. My husband communicated with an off‑site manager who was dismissive, unhelpful, and at times offensive. I didn’t expect luxury‑level service, but I did expect basic accountability. Instead, we received a $250 credit (the towing AND ticket was around $575) with no apology and no real attempt at service recovery. We spent hours of our one full day in Miami dealing with retrieving the car from the tow yard and driving it around to recharge the battery. The experience completely overshadowed what should have been a simple, enjoyable stay. Based on the service alone, I would never return to this hotel."

"Hidden Fees and Lack of Basic Amenities – A Major Disappointment I cannot justify giving this hotel a positive rating. After prepaying $4,500 for my stay, I was hit with an additional $680 in hidden fees upon arrival. These charges were ostensibly for "Wi-Fi and Gym access," which is absurd considering the hotel doesn't even have a gym. Upon request they give cards to a Gym located 1000 yared from the hotel in limited hours The room itself was highly disappointing: No Workspace: The room is cramped and lacks a functional desk. The existing table is uncomfortable, and there are no accessible power outlets to charge a laptop. No Coffee: There is no coffee machine in the room and no coffee service available in the hotel. You have to leave the property and find a coffee shop just to get a morning cup. Misleading Location: "Beach access" is actually a 300-yard trek. Between the cramped quarters and the predatory fees, this stay felt less like hospitality and more like a trap. The words "costumer service" "care," "humanity," and "compassion" are not in their vocabulary BEWARE."
