Few diving boards carry landmark status, but the one at The Shelborne by Proper — a tiered white plinth rising from the pool deck like a piece of mid-century sculpture — does exactly that, and it sets the tone for everything else. The original structure was raised in 1941 by Igor Polevitzky and Thomas Triplett Russell as an Art Deco oceanfront tower on Collins Avenue, then expanded in 1958 under Morris Lapidus, the architect who gave Miami Modern its theatrical confidence. The $100 million renovation completed in 2025, with Bermello Ajamil & Partners as architect of record, preserved both layers of that history while bringing in Barcelona-based ADC Atelier — Aaron David Clarke and Marta Tuneu — to reimagine 251 rooms and all the spaces connecting them. What Clarke and Tuneu delivered feels less like a hotel renovation and more like a considered argument for a certain kind of tropical calm. The palette runs through honed Perlino marble, travertine, and pale ash wood — materials that hold the South Beach light without bouncing it back aggressively. Guest rooms carry sage-green upholstered headboards and boucle-covered window sofas positioned to frame the Atlantic as a living canvas. The lobby bar, with its double-height draped windows, brushed brass pendant lights, and deep lounge chairs in cream bouclé and woven textile, has the atmosphere of a private club that forgot to lock its doors. Outside, mint-striped chaises and a garden terrace thick with palms and sea grape complete a picture that honors the building's glamorous past without being enslaved to it.

"My overall stay was very underwhelming. The front desk experience set the tone—staff were not friendly or welcoming. At times they came across as rude or aloof, and at others simply uninformed and unable to help effectively. The overall atmosphere felt more like an exclusive, trendy club where guests are made to feel like they don’t quite belong, rather than a hotel focused on hospitality. In the room, basic details were overlooked. Toiletries were only partially filled (around three-quarters empty), which immediately signaled a lack of attention to housekeeping standards. The elevator situation is particularly problematic. There is only one elevator serving approximately 15 floors, and no separate service elevator. As a result, it is frequently full, slow, and inefficient—you often have to wait for it to travel all the way up and then back down before being able to board. There are also several functional and comfort issues in the room itself. There is no mobile key or phone-based entry, which feels outdated relative to most modern hotels. Ongoing construction next door creates constant noise. Even with all windows and doors closed, the sound is noticeable throughout the day, and it makes using a balcony essentially impractical. The lighting system is frustrating to use. Some lights are motion-sensor activated and flicker intermittently, while others are difficult to control due to unclear switch mapping. There is also a noticeable delay when turning lights on, which adds to the confusion.
 On a positive note, the pool staff were pleasant and helpful, but this was one of the few bright spots in an otherwise disappointing experience."

"Spent 5 nights in a partial ocean view king size room. Very comfortable room, great bed and linen. Small mini bar. Staff are friendly but sometimes a bit slow to react. Still waiting for maintenance to fix the lights which switched on or off whenever they desired. Great beach facilities - don’t expect to carry your own towel here or at the pool. 🫣 Easy access to the walkway, restaurants and shops all in walking distance. Fantastic location. Complimentary first come first serve shuttle. Room service takes awhile and there’s a delivery charge. On the surface hotel is very clean however a glass broke on day 1 of our stay - we were still picking up obvious splinters on day 5. No shortage of towels or coffee in the room but lousy cheap loo paper."

"Just returned from a fantastic vacation and I cannot recommend this hotel enough! Very classy. The rooms are spotlessly clean, beautifully decorated, and feature incredibly comfortable beds for a perfect night's sleep. The atmosphere is wonderful, complemented by a truly fantastic staff who are attentive and welcoming.The food was delicious, with plenty of options to choose from, and the pool area was fantastic for relaxing. You are just steps away from a beautiful, warm beach—absolutely perfect for beach lovers. This place exceeded all expectations and is easily the best hotel we have ever stayed at!"
