At the heart of one of American real estate's most ambitious urban bets — the $3.5 billion Water Street Tampa development — stands a 27-story tower whose architecture had to anchor an entirely new city district rather than simply join an existing one. The JW Marriott Tampa Water Street, completed in 2021 and designed by Coral Gables-based Nichols Brosch Wurst Wolfe & Associates, meets that challenge with a curtain-wall facade that shifts in tone from pewter to warm bronze as daylight moves across it, the podium clad in timber-toned panels that soften the tower's corporate geometry and connect it visually to the palm-lined streetscape below. Inside, New York studio Champalimaud Design found a register between convention-scale hospitality and something more residential in feeling. The double-height lobby lounge, with its grid-relief plaster walls bathed in soft violet uplighting and a central bar framed by floor-to-ceiling glass, has the atmosphere of a contemporary art-world gathering space rather than a conference hotel atrium. The 519 guestrooms carry that sensibility upward: woven cane headboard panels, blonde oak joinery, burnished brass sconces, and floor-to-ceiling windows that frame Tampa's growing skyline like a live canvas. A long lap pool on the podium roof, lined with travertine and white cabanas, provides an unexpected horizontal counterpoint to the tower's vertical ambition — and a reminder that even in a city still finding its form, Water Street has arrived with considerable conviction.

"We had an excellent stay at the JW Marriott Tampa. From check-in to check-out, everything felt seamless and welcoming. My Marriott Gold status was acknowledged at arrival and I was given a great upgrade, which was greatly appreciated. The pre- and post-stay emails with tips on enjoying the property were also a nice touch. We stayed in a Stay Well room, which was great for allergies. The room was beautifully designed, quiet, and extremely comfortable—the bed and shower were both excellent. Housekeeping was especially impressive, paying attention to small details like neatly folding cords on the bedside table. Breakfast was fantastic and well managed, rotating between à la carte and buffet options. The servers even remembered me by name each morning, which made the experience feel very personal. The hotel amenities are excellent. The rooftop bar was a highlight, and the chat feature was very helpful—responses came within minutes and they even helped secure a reservation there. Overall, the location is great and the service felt very personalized despite the size of the hotel. I would absolutely stay again and would even choose it over the nearby EDITION."

"I have seen the same reviews and will agree - this is a nice hotel...but... the sleep quality here is not great. Beds are really stiff and the pillows are not great either. The amenities were ok, conference spaces were really good and the food was actually quite good. Overall, I felt as though this was average at best compared to other hotels."

"A luxury hotel within walking distance of everything. Staff in the concierge lounge was excellent. Workout was great. Top floor bar pricey but the view is exceptional and so is the service. What needs improvement is the beds and pillows, not really Marriott Standard. Overall, this is an except place for business and pricey for the sleep quality. the pool area is fantastic and so is the spa."

"Stayed one night before a cruise. Hotel is beautiful. We had breakfast at JW Marriott. Food was really good. Staff was friendly. Our room was beautiful with a nice view. Cruise terminal was just down the street."

"Great location walkable to many restaurants and downtown activities. Easy access to the Convention Center and the River Walk. Nice staff and convenient large drive through access for parking or ride share. If you happen to be a speaker at a conference beware the ballrooms have very poor sound quality. The audience can hear fine but the echoes make out very hard for speakers to hear."
