PB hotel design editorial

At 122 West Monroe Street in the Chicago Loop, the 1894 Chicago Athletic Association building — a Richardsonian Romanesque structure with a limestone facade that survived more than a century of the city's relentless self-reinvention — was converted into the Kimpton Gray Hotel when it opened in 2016. The project, undertaken with interiors by Simeone Deary Design Group, posed a specific challenge: how to honor a building whose original purpose was institutional gravitas while making 293 rooms feel genuinely habitable. The answer is visible in the lobby's library lounge, where floor-to-ceiling ebonized bookcases lined with law volumes and tan Chesterfield sofas set against deep lacquered millwork give the ground floor the atmosphere of a private club rather than a hotel arrival sequence. Upstairs, the rooms take a different register entirely — grey grasscloth-textured wallcoverings, cobalt patterned carpets in a bold floral weave, and sky-blue curtains pooling at generous sash windows that frame the Loop's canyon of stone facades. Globe pendants suspended on black cords above the headboards and mint-green lacquered desks introduce a mid-century warmth that keeps the palette from reading cold. The rooftop Boleo bar, visible in the images, pivots to Latin American atmosphere — dark timber bar backed with open spirit shelving, oversized tropical palm fronds framing the space — a studied contrast to the Edwardian formality downstairs that gives the Gray something close to genuine range.

About

Think of Kimpton Gray Hotel like a perfectly bespoke suit from London's Savile Row - beautiful, bold, and with no detail out of place. Clad in marble The Gray has been a tastemaker for more than a century, first as an office building and now as an elevated-experience hotel. When the 9-to-5 day is done in the Financial District, those in the know flock to the on-site lounges and restaurants - Vol. 39, a law library-themed bar, Boleo, an Argentinean-inspired lounge with retractable glass roof, and Fillmore, a chef-driven new American restaurant. Consider us for business travel or a weekend getaway. Blocks away from Millennium Park, restaurants and museums.

"Walking into the hotel close to midnight, I was warmly greeted by both the valet and the front desk staff, which immediately set the tone for a great stay. After a long travel day, that kind of welcome makes a big difference. The atmosphere of the Kimpton Gray is inviting, and the hotel itself is immaculate and beautifully maintained. My room was very comfortable, and the temperature was set perfectly, making it easy to relax and get a good night’s rest. At checkout, the front desk staff member, V, was extremely accommodating and kindly allowed me to store my bag with the valet until it was time to head to the airport later that day. That level of service really stood out. I would highly recommend the Kimpton Gray to anyone visiting Chicago and looking for a comfortable, stylish, and welcoming place to stay. The restaurants in the hotel are also fantastic, with excellent food and attentive staff that truly enhance the experience."

"I have stayed here before, and my stay was quite fine. I just find the insurance building atmosphere rather cold and the hotel does not have a pool. The room itself was great, except for the lack of a separate armchair. This is the only Kimpton remaining in Chicago. There used to be several but the corporate brains at IHG sold them off, buried in the murky recesses of bureaucratic theory."

"I would not recommend this property. As a Platinum IHG member, I’ve never had issues adjusting dates due to unforeseen circumstances, but this hotel enforced an extremely strict cancellation policy. My check-in date was 1/17/2026, requiring cancellation by 12:00 a.m. on 1/14/26. When I called at 10:00 a.m. on 1/14/26, my request was denied—even after explaining that I had COVID and could provide a doctor’s note. While they agreed to move my stay to a later date, they quoted an additional $660, despite the same nights being available for $527 when booking directly. We have stayed here before, but after this experience, I would not book this property again."
