PB hotel design editorial

Eight years of scaffolding, two billion dollars, and one of the most closely watched restorations in American architectural history — and now 301 Park Avenue is whole again. The Waldorf Astoria New York, designed in 1931 by Schultze & Weaver and reopened in July 2025, has always been more civic monument than simple hotel, and the scale of Skidmore, Owings & Merrill's intervention honors exactly that weight. SOM preserved approximately 62,000 square feet of landmarked interiors, returning the Park Avenue Lobby's 'Wheel of Life' mosaic floor, the Grand Ballroom, and Peacock Alley to their original Art Deco authority. The lobby photographs confirm what the drawings promised: those richly veined dark marble columns still anchor the room, the famous gilded clock holds court beside a grand piano, and a luminous cherry-blossom bar backdrop gives the space just enough contemporary warmth without tipping into pastiche. Pierre-Yves Rochon handled the hotel interiors — 375 guest rooms spread across floors seven through fifteen — and the rooms show his characteristic discipline: pale stone headboard panels, brass hardware, upholstered X-bench stools, and layered neutrals that feel quietly confident rather than anonymous. The restaurant rendering suggests a softer register: fluted ivory columns, moss-green velvet seating, globe chandeliers on brass armatures, and Verde Guatemala marble underfoot, a palette that draws from the building's Art Deco DNA while breathing at a more contemporary frequency. Jean-Louis Deniot claims the 372 residences above, completing a tower that now contains two distinct but related worlds.

"After 8 years of change, all for the good, my wife and I stayed at the Waldorf and it was, in a word, fabulous! It's always the little things, of course, and the Waldorf has thought about ALL of the little things. The bathroom in our room had a wonderful shower, a separate toilet room, and even a bathtub. And upon leaving, after a wonderful stay, the fellow who carried our bags from the arriving taxi to our room, remembered our name and greeted us. It's the little things!!"

"I recently stayed here for 3 nights and was beyond impressed. The hotel is of course beautiful, but the staff is so polished and professional. Carsang at the door and Roberto with in-room dining were standouts, but I was more than pleased with every interaction with a staff member. For those booking a King Room with reward points, it is very generous in size. There are not many photos of that room online, but it is just as roomy and luxurious as other rooms pictured. Most reviews feature larger rooms as “influencers” and generally upgraded. ;) Thank you for a wonderful stay, I’ll be back!"

"I first stayed at the Waldorf Astoria on my wedding night, over twenty years ago. Returning recently for a two-night staycation with my wife and two daughters — after the hotel’s eight-year, $2 billion renovation — I was genuinely curious whether the legend could live up to the hype. It does, and then some. This is not the same hotel. It is grander, more refined, and more luxurious than I remembered. No expense was spared in the restoration, and it shows in every detail — the materials, the finishes, the proportions of every space. Walking through the lobby feels like an event. Lex Yard, where we had breakfast, is beautiful — refined, elegant, and yes, expensive. But given the $2 billion price tag someone needs to recoup, I’ll give it a pass. Order something and appreciate the space. Peacock Alley is the heart of the hotel, and it is stunning. My strong recommendation: arrive after 6:30 p.m. when live music fills the space, order an overpriced spritz, and settle in. You will be rewarded with the most addictive nut mix and freshly baked Cheez-It crackers I have ever encountered at a hotel bar. Completely worth it. The front desk graciously upgraded us to a junior suite, which my daughters immediately declared TikTok-worthy — high praise by current standards. The room was pristine and beautifully appointed, with an exceptionally comfortable bed and pillows. No complaints whatsoever. But the finest element of this stay — above the rooms, the food, and the décor — was the staff. From the front desk to the restaurant team to the valets and doormen, every single person was skilled, polished, warm, and genuinely pleasant. The bellmen, valets, and doormen were attentive and accommodating without ever making you feel the transaction. In my experience, that last point is rare. At most luxury hotels in New York and elsewhere, there is an uncomfortable dance with staff who are visibly focused on the gratuity. I tip generously and happily — but I dislike feeling as though the warmth is performative. At the Waldorf, it never felt that way. That is a staffing and culture achievement that money alone cannot buy. Twenty years later, the Waldorf Astoria has earned its place back at the top. If you are considering a splurge — for a special occasion or simply because you deserve it — this is the one."

"Just an amazing experience......PERIOD! I travel to NYC 2-3 times per year for business and won't stay at another hotel going forward. I visiting shortly after their opening in August 2025 and brought my wife back this past March just to experience the property. Everyone on staff made us feel like we were the only guests at the hotel. From the minute you walk through the door until sad check-out time, it's a special experience. Noah at the front desk and Steven at Peacock Alley are two notable staff members that have made my 2 stays memorable. They are amazing! Location is fantastic, rooms are perfect and so much more..... We'll be seeing the Waldorf Astoria NYC very soon! -AJ"
