Where the bluffs at the far end of Montauk give way to open Atlantic, a two-storey motel-format building clad in warm red-toned timber establishes the architectural register for Marram Montauk — unpretentious, coastal, and more considered than its relaxed exterior lets on. The property was reimagined under the creative direction of the Apicella + Bunton studio, with interiors that treat the site's surfer-town frankness as a design asset rather than something to smooth over. Balconies with slatted timber balustrades run the length of the facade, oriented directly toward the ocean, dune grasses and coastal plantings softening the building's edge where sand meets structure. Inside, the rooms carry a bleached, sun-warmed palette — limewashed plaster walls, exposed timber ceiling beams, and linen in cream and oat. Woven rattan pendant lights and solid wood drum side tables anchor the furniture arrangement, while small-format original artworks lean against headboard ledges in a gesture that feels domestic rather than curated. The pool deck is planked in weathered timber, terracotta-orange umbrellas marking it from the sand below, where Adirondack chairs and low sofas arranged around fire bowls extend the social territory toward the water's edge. A shade sail over the outdoor bar completes an outdoor sequence that moves from pool to dune to beach with the easy, unpretentious continuity that this corner of the Hamptons, at its best, has always promised.

"We recently stayed at this property and unfortunately left very disappointed. The hotel markets itself as a peaceful place to “unplug & unwind,” but that experience was completely overshadowed by constant issues throughout our stay. There were ants everywhere (photos taken), which was unacceptable for a hotel at this price point. On top of that, there was an extremely loud beeping noise blasting all day and night across the property (video recorded). It was impossible to relax or sleep properly, and we weren’t the only guests frustrated by it, we heard multiple other guests complaining as well. For a hotel charging over $600 per night during the off-season in the Hamptons, there simply wasn’t enough value to justify the cost. With no TVs, no room service, no restaurant, no bar, poor weather preventing use of the beach and outdoor amenities limited by the season, there was very little offered to make the stay worthwhile. The view was beautiful, but unfortunately that alone does not make up for the overall experience. For the price, we expected far more comfort, attention to detail, and overall quality. We will not be returning."

"We went during off season and the grounds were located on a beautiful strip of beach. The staff was great but the overall amenities were just ok. It made for a good base camp in Montauk."

"Hotel was nearly empty. Renovation work was in process but not disturbing. we were given a room (n°110) with side-view on ocean (as reserved) but at the far end of the building thus ensuring a very good view on the ocean. Only negative point : we were charged with a $90 "resort access" which we still don't understand : swimming pool was closed and continental breakfast was limited to the very strict minimum ..."
