Along the wooded banks of Lady Bird Lake, where live oaks lean over the water and the Austin skyline rises just beyond the treeline, the Four Seasons Austin has held its position as the city's most quietly authoritative address since opening in 1986. The ten-storey building, designed with a low-slung lakefront podium that steps down through terraced gardens to the hike-and-bike trail below, gives the property a relationship with its landscape that most downtown hotels forgo entirely. That connection is made legible in the images: a covered outdoor terrace with a slatted wood ceiling, cable railings, and ceiling fans draws the building toward the water rather than away from it, while the ground-level restaurant terrace spreads into a landscaped lawn planted with agave, muhly grass, and native palms. Interior spaces, refreshed in recent years with guidance from Rottet Studio, carry a palette of warm greige, taupe, and caramel leather that feels calibrated to Texas light rather than imported from a generic luxury template. Guestrooms are furnished with channeled upholstered headboards in muted grey-green, walnut-toned case goods, and woven carpets in sand and flax, the floor-to-ceiling sliders opening onto balconies that frame either the lake or the low-rise cityscape. The restaurant interior — herringbone white-oak floors, cognac barrel chairs with brass-tipped legs, steel-framed glazing that folds open to the terrace — gives the dining experience an ease that belongs to Austin's outdoor-oriented character without abandoning the considered material finish the brand demands.

"I've had nothing but poor experiences here. The first time I stayed here they had me in a room with loud construction noise, the water went out in my room, and the lobby bathroom was out of order, among other things. When one books a 5 star hotel, one expects to be able to sleep and go to the bathroom. A few weeks ago my colleague and I tried to book rooms for an upcoming conference being held on location. His booking went through, but I was told mine did not because the block was now full. When I called customer service, they reached out to sales team, and said their best offer was a room at twice the cost. Very disappointing experience. Sales team did reach back out, so it's possible I'll see what the positive reviews are about in the future."

"This was a pleasent surprise. Off the bat, this has the vibe & quality of a resort style Four Seasons property - but located at the heart of Austin Downtown. It was peak time during our visit, as its the World Cup, and one of the teams were camping there. Despite of the occupancy rate pressure; service was impeccible. This is a good Four Seasons property, and for sure the best 5 star experience in town by far."

"Exactly what you would expect from a Four Seasons. The staff were incredibly friendly and attentive, the rooms and amenities were of incredibly high quality, and you can't beat the location. The hotel is in the heart of everything, and so many great shops, bars and restaurants are within walking distance. My room also overlooked Lady Bird Lake, and the views were incredible. Since I was here on business I didn't spend a ton of time at the hotel however, I did have a drink at the bar in the lobby, which was erred in a glass cowboy boot which was fun. The hotel also had a partnership going with Vivrelle which I thought was cool. Would highly recommend choosing this hotel whether you are in town for business or leisure, it's hard to beat."

"Amazing luxury hotel in the heart of Austin. Note: Didn't pay for the stay so no commentary on the actual value. The Four Seasons Austin is an institution as far back as I can remember in Austin when it was the only luxury hotel in town. Located right next to the river, overlooking the congress street bats as well. A bit off from dining or other drinking venues, but downtown austin isn't big enough that a 10 minute walk can't get you to where you want to go. The lobby itself is impressively luxurious, opening onto a grand bar, seating areas, and then check in areas tucked away. The service is impeccable, from the valet at the front to the front desk. Definitely the 5 star feel. The room itself is very well appointed, luxurious bedding, heavenly bed, large sitting area. Doesn't really have a great work desk which is an issue for business travelers, but perfect for vacation. Great complimentary coffee and tea selection. Bathroom is also very well appointed, shower pressure is amazing, and very large bathroom. The rest of the property is also amazing. Lobby bar is great, nice restaurant and outdoor patio overlooking the river, and easy access to a running trail. Very highly recommended."

"Love this hotel! Have stayed numerous times for work trips and for leisure. Service is impeccable and the location is perfect. Rooms have been recently renovated and are very nice. The only thing that is somewhat subpar is the pool - it’s still great but not as nice as it could be especially when compared to so many other new hotels in downtown Austin. But the location and service help compensate for that!"
